Buyer's Expectations When House Hunting

This quote is from the 2014 Profile of Buyers and Sellers published by the National Association of Realtors®.  In addition to starting their search on-line 83% stated that photos were very important when searching for a home.

It begs the question, why do we still see so many photos of open toilet lids, fuzzy dark rooms and close-ups of kitchen counters?  As Realtors® we have 100% control over how our clients home look on-line. In my area professional photographers will take unlimited photos in a photo shoot.  Most of them charge by the size of the home but you can get a home up to 7000 square feet completed for around $350.  

A random search in our MLS of homes listed for over $1,000,000 out of 25 homes only 12 of them had professional photos done.  Since we are handling one of the largest single financial transactions our sellers will likely do the cost of making their home one that stands out to buyers seems to be a small one.

Troy it's hard to imagine why a seller, especially of a luxury home, would think iPhone photos are acceptable marketing.

The Eastside Real Estate Team I have a professional leve camera and wide angle lens.  I still higher a photographer for my listings as I know they can still do more with the images than I have the time to do.

Yolanda-it's an unknown how many homes are passed by due to poor photos.  But I'm sure a few sit longer than they would otherwise.

Cindy, Tammie and I always talk about the photos in the MLS being the first showing. I don't understand how some sellers don't demand a high quality product. Maybe they don't bother to see the listing?

Cindy, The photos are the first stop for the potential buyer, and this is where the first impression is made.  Two years ago, I picked up an expired listing where the agent had used his cell phone to take the photos, can you imagine that?

In our area, some agents are so anxious to get the listing loaded, that they will put it in the system with no photos and then 2 days after the photos are up, many of them are out of focus or just in poor taste. Their clients are behind before they even get started

This is a pet peeve of mine. In our area, it only costs $99 to get 50 professional photos. That includes a branded virtual tour and youtube slide show. There isn't a better place to spend marketing dollars but I see sellers hire agents all the time who don't do this for them.

Chris Ann there are plenty of free editing tools to at least make the photo light enough to see what a room looks like.

Like the saying goes "A picture is worth a thousand words." It a wonder that many agents don't show the property in the best light by having great photos.

Cindy, it's inexcusable in this day and age to have crummy photos, whether a home is modestly priced or mansion market.  There are many good, relatively inexpensive cameras out there with wide angle lenses for agents who don't want to hire a professional.

Hi Cindy - I pay for professional pictures even when I know it's not necessary. When would it not be necessary, when I put a coming soon sign in the yard and it's sold before the photographer can take the pictures.

It's a luxury that we have here in Nashville to have not one, but two companies that compete for the business of real estate photography
