We're Only As Good As Our Local Knowledge
My parents are retired to the mountains of West Virginia just a few miles from my mom's birthplace. Beautiful mountains, a river behind them, rich dirt for their garden. But this scenic place comes with its own set of hazards. Just ask any trucker that relies SOLELY on their GPS and not on local expertise. My parents have a long list of stories of truckers that took the GPS recommended DIRECT route and were stranded as a result. A wrong turn up a dirt road and you'll find yourself in places that 18 wheelers can't go. Bridges that won't support the weight, turns too sharp and narrow, and you want a place to turn around? Good luck with that!
Real estate is no different! While you CAN find some level of information on national sites, to get the best knowledge of buying or selling a home you need a local agent. Someone that lives and breathes local, knows the pulse, knows what's coming down the pipe. More taxes? Schools having trouble? The big field next door about to become a bunch of apartments?
Now we don't mean that your agent can ONLY live in your subdivision if you're trying to sell or has to live in the community you're buying in, but they'd better understand what's shaking in the local area. The news that counts. The information that means the difference between you making a REALLY smart decision or regretting your choice!
