We're Only As Good As Our Local Knowledge

My parents are retired to the mountains of West Virginia just a few miles from my mom's birthplace.  Beautiful mountains, a river behind them, rich dirt for their garden.  But this scenic place comes with its own set of hazards.  Just ask any trucker that relies SOLELY on their GPS and not on local expertise.  My parents have a long list of stories of truckers that took the GPS recommended DIRECT route and were stranded as a result.  A wrong turn up a dirt road and you'll find yourself in places that 18 wheelers can't go.  Bridges that won't support the weight, turns too sharp and narrow, and you want a place to turn around?  Good luck with that!

Real estate is no different!  While you CAN find some level of information on national sites, to get the best knowledge of buying or selling a home you need a local agent.  Someone that lives and breathes local, knows the pulse, knows what's coming down the pipe.  More taxes?  Schools having trouble?  The big field next door about to become a bunch of apartments? 

Now we don't mean that your agent can ONLY live in your subdivision if you're trying to sell or has to live in the community you're buying in, but they'd better understand what's shaking in the local area.  The news that counts.  The information that means the difference between you making a REALLY smart decision or regretting your choice!

BLiz, this so resonates with the post I just published about relying on "experts" and how many are self-professed experts.  We cannot be too careful or ask too many questions when it comes to the people we hire!

Anita,  A lot to be gained by having an agent that understands the local conditions.

Li, It's one of the best attributes an agent can bring, an understanding and clear interpretation.

Fred, The 'Net by itself is not nearly enough.

Kathleen, We've seen that too "#1 in a neighborhood" based on.....drumroll....ONE sale.  Yes, you're tied for 1st with 42 other agents that all had ONE sale.  Ugggh.

You are absolutely correct. I buy homes to flip in a very specific area, I know every street and every price range. The chances of success become that much easier that way.

Thank you for the comment regarding the re-blogging issue. The quotes aren't the issue, as we have already experimented. One of my posts got re-blogged on the 16th and there have been 4 other attempts since and it is apparently still a problem. I'll let the AR Gods figure it out.

In our area, it's not rare to see agents selling homes located two hours away. Nashville is only 30 minutes but it's eons away from our knowledge base. Instead, we focus on one county with the bulk of our knowledge being in Franklin real estate. We feel there are plenty of buyers and sellers to feed our pipeline. Isn't that generally why agents work outside their scope of knowledge?

Tammie,  Similar approach here.  We COULD do business in downtown Cincinnati and Dayton, but that's not our comfort zone.  We cover our county and immediately adjacent, and our niche homes wherever they are in our market.

You got that right! It is the knowledge and experience of the area that make the Best Real Estate Agents and that is not something that happens overnight.

We've seen too many Agents who just moved to the area that thought it would be eazy-peazy to sell real estate and found out the hard way that it takes a lot more than that when looking for that special home and location!

Bobbie, There can be massive differences in how real estate is practiced, then throw in the added burden of totally understanding the local market and you've got a tough problem for someone to surmount.

Absolutely brilliant post.  We have some very expensive homes in the Village and so outside Agents always want to overprice homes.  This local market changes from one street to the next.  The exact same house can sell for $100,000 more than one three blocks away.
