Are You Moving to Danbury,CT? Housing Information Guide

There are several differences between Danbury,CT real estate compared to other areas of the country. To start, it is customary that most single family homes or hare serviced by septic systems, well water and oil heat. City sewer and water are typically found in homes closer to the center of town. Sometimes city water is available in outlying areas  when the homes were orginally serviced by community water and the town took it over. Oil heat is standartd (outside of condos), provided there is no buried oil tank and if there was on previously, there is readily paperwork or testing to confirm that the soil is  not contaminated. Gas in the street is fairly rare.

There are no large communities of similiar single homes. Homes were typically built on at a time by local devolpers, often working with the orginal buyers. There are no  generally home owners associations, which tell people how they should maintain their home or organize social activities. The fact that Danbury has a wide variety of terrian, including hillsides, lakes ,brooks and ponds  and some wetlands,  which does not make it condusive for large tract devolpments,which are the common place in other parts of the country.

Housing inventory is typically older than most parts of the country. Due to zoning regulations and the cost of the land,  an overhwelming majority of the new homes that were constrcuted have been upscale townhomes,higher end apartment communities and luxury single family homes. For the most part, the single family homes in Danbury predate 1985. The urban core has home that typically pre-date WWI. There is not much devolpable large parcels of land left in Danbury. There are an occasional extra lot or two in existing residential neighborhoods of which a newer home was built.

Other items to consider if you are looking to move in Danbury from out of the area:
-You will need a car to get around. There is extermly limited public transportation. Uber did come to the area about a year ago.

-There is more to Danbury that you what is visible from I-84 as you travel through. Don't let that be your first impression of the city effect your viewpoint.  You will be impressed what you will see as you go through town. There are beautfial nature preserves, fine and quality neigborhoods, corporate centers providing thousands of local job opportunities, dining and so much more.

-Know the cost of living. This is one of the more expensive areas in the country.  However, Danbury is still afforable compared to other areas closer in to NYC, lower Fairfield County,Westchester County,NY, even Long Island NY. According to CMLS data,the average sales price for a single family home in Danbury in 2015 was $285,354, respectfully $221,800  for a condominium and the average rental went for $1722 per month. View all listings here!

-I would estimate at most 1/10th of Danbury has streetlights and sidewalks if that is imporant to you. However, almost everywhere is the region does not have street lights and sidewalks. There are no gated communities in Danbury.

-There is no county goverment or townships. Everything in Danbury (42 square miles), whether it be up in Aunt Hack, Sterling Woods, Shelter Rock or downtown, is part of the same public schooling system and is serviced by the same city funded police and fire departments. Other than condominums, trash service removal is the responsilibty of the owners. Residents of Danbury get more favcorable pricing at the city operated golf course than out of town residents.

-It takes time to understand Danbury. as it is a some what complicated place to understand and figure out. If I was relocated to here from out to town, I would be very much confused. I would recommend  working an an exprienced local real estate professional in Danbury to assist your move.
