Lower Hastings Ranch Pasadena 91107 Homes For SaleThis is a look at market activity for the Lower Hastings Ranch neighborhood of Pasadena.  I will share closed sales result from 2012 through 2015 as well as a summary of homes homes for sale and in escrow.  All statistical information in this report is from our local multiple listing service(mls) and may not include all transactions in the neighborhood.

 

Pasadena 91107 Homes For SaleThe Hastings Ranch neighborhood in East Pasadena consists of three separate neighborhoods: Lower Hastings Ranch, Upper Hastings Ranch and Hastings Heights. This report showcases activity of Lower Hastings Ranch which covers the area south of Sierra Madre Boulevard, west of Michillinda Avenue and north of the Hastings Ranch shopping area and west of Sierra Madre Villa but does not include the Estates Pasadena development.   The zip code for the area is Pasadena 91107.  

 

Building in Lower Hastings Ranch began in the late 1940s with the majority homes constructed in the 1950s.  Lower Hastings Ranch has typically larger(and wider) lots than Upper Hastings Ranch with homes situated impressively on pretty tree-lined Pasadena Lower Hastings Ranch Homesstreets.   More custom than Upper Hastings, the neighborhood’s homes are generally single level as well.  I estimate that the number of single family homes in the neighborhood is approximately 250 to 300 and while there are some condos and apartments(on Hastings Ranch Drive and Cliff) in the area, this report is for the homes only.  

 

The location is within easy access  to variety of shopping, dining, education, culture and recreation.   It is very convenient to the Foothill(210) Freeway as well as the Gold Line light rail station at Sierra Madre Villa.    

 

Lower Hastings Ranch Homes For Sale

 

  • In 2015, there were fourteen homes sold ranging from $751,125 to $1,920,000 with an average sales price of $1,178,240(median sales price $1,212,000).  They sold at 100.30% of last list price for the year and an average price per square foot of $524.33. Nine of the properties sold at or above list price.  One, a home in near original conditon sold for $930,000 more than 20% over its list price of $774,000.

 

  • Eleven homes were reported sold in Lower Hastings Ranch in 2014.  Those transactions ranged from $730,000 to $1,400,000. The average sales price was $1,044,200 with a median of $1,050,000.  They sold at 101.63% of last list price and for $495.44 per square foot.

 

  • There were 18 mls reported sales in 2013 which ranged in closed prices from $515,000 to $1,300,000 with an average sales price of $900,146(median sales price of $878,500).   The average sales price for the period was 100.02% of last list price 50% of the sales occurring at list price or above.   The average price per square foot was $442.56.

 

  • In 2012, there were ten sales ranging in price from $509,000 to $735,900 with an average sales price of $735,900 which was also the median price.

 

  • There are no Lower Hastings Ranch homes on the market for sale. On Tuesday, I saw a home hit our hotsheet of new listings but it is already in escrow(known as sold before processing)  A fixer, it was listed at $925,000 and an additional home, a rare short sale, also shows as in escrow.

 

Generally, homes that came on the market in this Pasadena 91107 neighborhood would expect to see a lot of interest.  This is a relatively small neighborhood.   As far as the homes are concerned, there remains a percentage of long term owners and
some of these properties are in original or near-original condition. Pasadena 91107 Lower Hastings Ranch This can have an impact on price and it is not uncommon to encounter homes in any condition selling at or above list price.
