It is Houston and it is very HOT! I have to say last summer in August we had record breaking heat, 2 weeks over 100 degrees. Our danger here in the Houston area is the heat and people succumbing to heat stroke. Unfortunately, we know of one fatality in this scorcher heat already; he was working at United Airlines and succumbed to heat stroke this summer.
In Texas, you have to have pools and great air- conditioning to be able to tolerate our summers. All of the master planned communities in the Katy area have at least one pool. Many homeowners in the Katy Area have their own pools as it does stay hot past Labor Day, after the pools close and many people still want to take a dip and cool down. Other fun summer activities are sailing down on the bay. We have unusual winds here and usually the only time for sailing is mid-afternoon.
Our Katy market was HOT HOT HOT, a couple of years ago it has slowed down to a more balanced market now. We are always steady as we have the wonderful Katy Independent School District and these schools are always in demand HOT market or not. In the Katy area anything in the range of 150-175K, (if you can find that) has multiple offers and goes fast! If it does not there is something wrong with the property.
In the 250-300K markets things are still brisk. Over $500K is having a bit of a struggle. Now for the greater Houston Metro area the same rule applies of the $150 to $175. What is HOT HOT HOT is the Central Living Area, it seems anything in town will sell. People are moving closer to town to be close to the jobs as the Katy area has grown so much our traffic congestion is problem though we have HOV lanes and have added lanes to the major freeways traffic has increased heavily in the Houston area, the supposed job loss has not decreased our traffic patterns at all. It takes at least an hour and half one way for people living in the burbs, but just like other markets they move out here for affordability and good schools.
