This is a real estate market activity report for the Autumn Oaks townhome complex in Glendora 91741. Glendora is a city in the foothills of the San Gabriel Mountains in the San Gabriel Valley of Los Angeles County. It is located near the Foothill(210) Freeway between the San Gabriel River(605) and Orange(55) freeways. The city is approximately 23 miles east of Downtown Los Angeles.
In this report I will share information regarding activity so far this year in the complex as well as a recap of sales for the previous four years. The statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
Built between 1992 and 1994, Autumn Oaks consists of 70 townhomes with attached garages. Primarily two story floor plans, the residences range in size from approximately 1200 to nearly 2000 square feet with two or three bedrooms and up to two-and-one-half baths. The homes have numerous windows, high ceilings, fireplaces, abundant storage and a nice indoor-outdoor feel with sliding glass door access to an enclosed patio and garden area.
The well-maintained professionally managed Autumn Oaks townhome complex has a recreation room, pool, spa and lounge area. Common areas are nicely maintained and the entire complex was re-roofed approximately four years ago.
In addition to the previously mentioned access to freeways, there is a Gold Line light rail station not far(approximately .2 miles) which opened in 2016. Additionally, the campuses of Azusa Pacific University and Citrus College are just a short stroll away. Shopping, dining, recreation and entertainment venues are numerous in Glendora. You will certainly want to experience the small downtown feel of The Village on Glendora Avenue. School age children in Autumn Oaks are eligible for attendance in the well-regarded Glendora School District.
There is currently one Autumn Oaks townhome listed for sale. This home has two bedrooms, two and one-half baths and approximately 1456 square feet. It is listed for $474,990. There are no townhomes in escrow and no sales have been reported so far in 2017.
In 2016, there were eight mls-reported closed transactions ranging from $390,000 to $500,000 with an average sales price of $454,375(median sales price $475,000). They sold at an average 98.09% of last list price and for $278.85 per square foot for the year.
There were three sales reported in 2015. These transactions ranged from $419,900 to $455,000 with an average of $438,300(median $440,000). They sold at 99.55% and for $259.78 per square foot on average.
2014 also saw three sales. The transactions ranged from $403,000 to $477,000 with an average of $436.667(median $430,000). They sold at an average 98.73% of last list price and for $242.50 per square foot.
In 2013, there were five closed sales ranging from $300,000 to $381,000 with an average price of $351,700(median $362,500). The sale to last list price was 100.26% on average and the price per square foot was $227.13 for the year.
If you have been following my reports(first, thank you, I appreciate it) you can see a difference in the prices from my primary market of Pasadena. Travelling approximately 20 miles to the east will definitely get you more real estate for your home buying dollar.
Of course, for anyone considering a purchase in Autumn Oaks or for those homeowners who may be wondering “What is Autumn Oaks townhome worth?” should understand that the statistics presented here need additional review. Beyond the size of the property, you should consider condition, upgrades(or lack of them), location within the complex, emotional appeal and timing whn crafting an offer to purchase or when establishing the ideal listing price.

PS -- I almost forgot to mention -- Another nice feature of the complex, currently townhomes here are eligible for FHA-financing which is not as common in Pasadena.
