Franciscan Woods
This is a real estate market activity report for the South Pasadena townhome community of Franciscan Woods. In this report I will share information about activity so far in 2017 along with a recap of closed transactions for the previous five years. The statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
Franciscan Woods consists of 45 multi-level townhomes built in 1975 which are located on a idyllic tree-lined lane just off Garfield Avenue near Garfield Park. The floor plans include two or three bedrooms with approximate square footages from just under 1400 to over 1900. The indoor-outdoor appeal of these townhomes is evident with private patios, decks and balconies. Additional features include fireplaces, high and cathedral ceilings, clerestory windows and in-unit laundry connections. Additionally, each Franciscan Woods townhome has an attached two car garage with direct access to the home. There is a community pool, spa and lounge area in the complex with mature landscaping.
The location is adjacent to the Mission District of San Marino and convenient to all that makes South Pasadena so popular: highly acclaimed public schools, well-regarded parks and recreation programs, the historic public library as well as the charm of its small town atmosphere with unique shopping and dining. It is convenient to multiple freeways as well as the Gold Line light rail station which is also home to the weekly Farmers Markets held each Thursday.
There is currently one Franciscan Woods townhome available for sale. Newly listed, it has approximately 1696 square feet, three bedrooms, two-and-one-half baths and is priced at $869,888. So far in 2017, there have been no closed sales in the complex according to mls statistics.
In 2016, there were four mls-reported closed transactions ranging in sales prices from $695,000 to $796,000 with an average sales price of $766.025(median sales price $786,500). Each sold in excess of list price for an average 103.83% and for $454.11 per square foot for the year.
In 2015, there were two sales reported. The first was a two bedroom/two bath floor plan with approximately 1393 square feet. This unit sold for $642,000(list price $629,000) in March of that year. The second, a larger two bedroom unit with approximately 1917 square feet closed for $710,000(list $725,000) in October.
For Full year 2014, there were also two closed sales. In April, a three bedroom floor plan with approximately 1698 square feet sold for $695,000(last list price $680,000). In May, a unit with the same floor plan sold for $727,000(list price $695,000).
For full year 2013, there were no mls-reported transactions.
There was just one closed sale in 2012. It was a two bedroom unit with approximately 1917 square which sold for $595,000(list price $539,000).
The differences in prices often reflect the condition and the updates(or lack thereof) as well as location within the community along with emotional appeal and timing. Like many townhomes and condos -- there’s much more to discover once inside a unit.
