This is a real estate market activity report for the Oak Knoll Manor condominium complex located in the Pasadena Playhouse District at 111 South Oak Knoll Avenue. I will share closed sales information from 2012 through 2016 while providing a look at activity so far in 2017. Statistical information in this report have been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
The complex was built in 1994 and consists of 28 two story townhouse-style residences in a four story building. Each unit was built with two bedrooms and two-and-one-half baths and features a fireplace, in-unit laundry connections, high ceilings and depending on location within the complex a balcony or patio area. Some units face Mira Monte Avenue and have access from both the street and the courtyard area of the complex.
Oak Knoll Manor is gated with a large open landscaped courtyard with interesting waterscape features. There is an elevator and community room. Parking is in the subterranean garage for two cars per unit.
To say this location is convenient is an understatement with abundant opportunities to discover dining, shopping, culture, entertainment, recreation and higher education within just steps. In addition to the famed and historic Pasadena Playhouse and surrounding amenities, residents are close to South Lake Avenue, Pasadena Civic Center, Paseo Colorado and Old Pasadena. Transportation is also easily accessible via multiple freeways or the Gold Line light rail station at Lake Avenue.
Like many Pasadena condo complexes, turnover is typically low here. A newly listed unit with approximately 940 square feet is priced at $498,000. It is an end condo which faces Mira Monte Avenue and I’m sure will be pending very soon. There have been no closed transactions at Oak Knoll Manor so far in 2017 according to our multiple listing statistics.
There was just one mls-reported closed sale in 2016. It was a floor plan with approximately 1065 square feet which sold for $475,000(list price $499,000) in June. This was an all cash transaction.
In 2015, there was also just one closed sale reported. This was a unit with approximately 1017 square feet which sold for its list price of $460,000 in July.
In order to find the most recent sale prior to 2015, it is necessary to go back to 2012. At that time, a unit with approximately 940 square feet sold for $348,000(list price $355,000) in February of that year.
With a relatively small number of units in the complex and low turnover, it should be expected that there may not be a lot of opportunities to purchase in this complex. I make it my goal to keep on top of the Pasadena real estate market and can always find options for buyers to consider...remember the word compromise is an important one to keep in mind. Of course, this means you need to be prepared to act decisively as the market still favors sellers.
