This is a real estate market activity report for the Huntington Granada condominium complex located at 1225 North Granada Avenue in the city of Alhambra. Located at the southwest corner of Granada Avenue and Huntington Drive, the complex is adjacent to the cities of San Marino and South Pasadena. This ideal location is a popular choice at a relatively affordable price.
In this report, I will share statistical information for sales activity from 2013 which has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
The Huntington Granada condo complex in Alhambra was built in 1965 and the 47 residences have a definite single family home feel. I believe the appeal is the single level living along with a private two car garage. Indoor-outdoor living is also an important component of the two and three bedroom/two bath floor plans which feature extensive patio areas along with atriums. Other noteworthy features include: walls of glass, fireplaces, vaulted ceilings in some units, skylights and spacious rooms further enhancing the single family feel. The units range from a little more than 1300 to nearly 1600 square feet.
The professionally managed complex has a pool and lounge area. Beautifully maintained gardens can be found throughout along the various pathways leading to the homes. Because the entire complex is single level, the gardens are quite extensive and due to the high cost of land, would be impossible to duplicate today at the relatively affordable prices we have seen in the complex in recent years. Due to its convenient location and unique low density, the condos at Huntington Granada typically sell quickly. The North Alhambra location is convenient to shopping, dining, entertainment and transportation.
There are currently no condos available in the complex and no mls-reported closed transactions so far in 2017.
During 2016, there were five sales reported ranging in closed prices from $545,000 to $642,000 with an average sales price of $584,400(median sales price $575,000). Each had two bedrooms and ranged in approximate square footage from 1356 to 1594. They sold at 99.76% of last list price and for $405.48 per square foot on average.
In 2015, there were three reported sales Each was a two bedroom floor plan with approximate square footages ranging between 1398 and 1462. The sales ranged from $560,000 to $590,000 with an average price of $570,667(median sales price $562,000). They sold at 98.48% of last list price and for an average price per square foot of $400.36.
In 2014, a three bedroom unit with a wrap-around patio sold for $668,000(list price $588,000)in an all cash transaction for the only sale that year. Finding three bedrooms is even more rare to find in this complex(prior to this sale the last three bedroom sold per our mls records was in 2007).
In 2013, there was one mls-reported transaction: a two bedroom/two bath unit with approximately 1462 square feet which sold for $525,000(list price $510,000) in March of that year.
