NEW CONSTRUCTION

As the trend of low inventory and choice selections of older homes continues in Flower Mound, buyers may want to consider new construction. Buying new is a completely different process than buying pre-existing homes. There are advantages and disadvantages. Some things to consider include:

 

TIME FOR COMPLETION

It takes time to build. Builders need lots, permits, planning and zoning, contractors, e.g., engineers, electricians, roofers, glass and window, plumber, and foundation people, just to name a few. They also need materials, and Buyers. The erection of a building takes time and money. Weather and unexpected delays is a factor.

The most important thing a Buyer needs is a local Real Estate Agent to help guide them through the process. Keep in mind, the sales rep for the Builder works for the Builder. They are getting paid by the builder and the more you're persuaded to buy from the sales rep the more likely you're going to run out of money before you even move in. A buyer is not required to use the builder's lender. Buyers have options and should find out from their representative (local Real Estate Agents you have a signed representation agreement) for a list of credible lenders who can provide financial advice and lending.

 

WHAT TO DO WHILE WAITING

  • Keep your Real Estate Agent informed every step of the way.
  • Do not assume that the Builder's Rep contacted you and your Agent. 
  • Keep your Agent informed of all communication from the Builder's Rep.
  • Keep appointments with the builder - keep your Agent informed.
  • Monitor the progress of construction - your Agent can help if you ask.
  • Do not spend money foolishly - keep your Lender and Agent informed.
  • Pay attention to windows - plan for window treatments but don't buy yet.
  • Pay attention when it rains - is the lot flooding?
  • Keep your Agent and the Builder's Rep informed of all concerns.
  • Pay attention to details - Discuss concerns with your Agent & Builder's Rep

Patricia great advice.  I don't think most Buyers purchasing a new construction property realize the lack of representation if they use the Builders Realtor.

George Souto - A builder's rep is a sales person, not a licensee. Here in TX, even if a Realtor left the Broker and worked for the Builder, they would have to remove their license from active status and could not practice Real Estate. It's really critical for buyers to now the difference of who represents who and to undersand a licensed Real Estate Agent and/or Broker represented the Buyer in the transaction, and not the builder. But most, like myself, have had plenty of experience working with builders and can help the buyers every single step of the way.

This is such good advice. I suspect most, if not all buyers, do not realize the differences in buying new, in particular working with the builder's rep and not having their own representation.

Jeff Dowler - it is unfortunate when a prospective buyer goes to the Builder first to talk to the sales person who works for the Builder and the buyer assumes both are representing the buyer. It simply isn't true. You're right, most (if not all) don't realize how critical it is to have a licensed Real Estate Agent represent them, in the purchase of new construction. 


You can be sure, if anyone I know wants to move to Carlsbad, CA, I would refer them to you.

Absolutely and I will do the same for you.  I grew up in Dallas and just recently relocated here.  Taylor Lake Village is only a few miles from NASA Space Center in Houston and about a 30 minute drive to Galveston, Tx.  Our mail goes to Seabrook, Texas but our addresses can say either Taylor Lake Village or Seabrook, Tx.  Confusing right?  LOL!

Dick Greenberg - Thank you! It's so easy for a prospective buyer to get all wrapped up in the excitement of a new home and not even know or understand all that's involved in new construction. That's the danger of just talking to the builder's rep and not hiring a licensed Agent to represent them. So many problems come up during new construction. Only someone with experience would understand and that is definitely why I highly recommend you for buyers looking to buy in and around beautiful Fort Collins, CO.

Buyers also need to know they won't get a better price by working directly with the builders rep. They need to have their own agent looking out for them. Great post.

These are great tips for buyers who want a brand new home. The process is definitely different and takes longer than purchasing an already built home. Buyers should also make sure they are planning to do an inspection. All sorts of things can be found in new construction - just because it's new doesn't mean it's done right!

Kat Palmiotti - Good point! I always recommend a home inspection for new construction and I have never had a buyer disagree. People will sleep better too knowing their home has passed inspections!

Patricia - I agree their is a a big difference when buying a new construction home particularly when it is a pre-sale and not a spec from  inventory.  I have represented three production home builders over the last five years as a Realtor, not a sales rep.  When working with a Buyer as a Dual Agent I have loyalty to both and feel with my indepth knowledge I can best guide the Buyer to purchase only what best meets their needs and wants within thier budget constraints.
