I have been in this business for 14 years, not a super long time but not a short time either. It never ceases to amaze me when people think that I should lower the price to their comfort or income level. I actually had a realtor once tell me I had to lower the price of their clients chosen choice of home because he had a son that was going to college soon and they could only afford X. I smiled sweetly and said I have a 2 sons and they are going to college so I need to raise the price so that I can afford to pay for their education." He looked stunned but I think he got the point. I had a prospective buyer tell me his sob story and why he could not sell his other home so he could afford X. I said I understood but the  boss sets the price not me and the price is the price no matter what. Just another day in the real estate world.

Oh boy, it's nearly as bad as the seller saying " It has to sell for this price because I need this amount." Crazy making at times isn't it? Hahaha. All you can do is shake your head and secretly wish them along their way to find solutions. :)

In doing a few rentals over the years, I have heard some crazy stories as well.  I guess some people figure that since they put themselves in a bad situation, others should feel sorry for them and help them out.  The people that I respected the most were the ones that own up to the bad situation they put themselves in, didn't try to use it as an excuse, but rather showed that they were willing to work hard to get themselves out of it and go forward under the terms that the owner had set.

Their problems are only personal problems, and have nothing to do with the value of the home, and what it is likely to sell for when marketed to a qualified buyer.

I have run into a couple of smarty pants that thought they knew the market and what the prices should be. The seller sets the listing price and the buyer can make an offer.
