In Maryland, final settlement is defined as the time when the buyer gets the keys to the property and the seller gets the proceeds.
Pretty simple.
Back in June, we were involved with
a wonderful transaction..great buyers, great seller,
great inspector, and even great Realtors® including yours truly.
I've kept in touch with the seller and with the buyer's agent.
Yesterday there was a text from the other agent about a concern with the property. They were just asking for an older repair receipt.
Remember it has been six months since we went to final settlement and we all know the definition of final.
I contacted the seller and right away he responded.
This seller, instead of just sending the receipt, made arrangements for his contractor to return to the property.
There was no legal obligation to do this but my wonderful seller did the right thing.
Without good rapport with all parties...not sure this would have been the case.
So thankful for working with such fabulous sellers. It makes all the difference in having a smooth transaction...almost final, and a wonderful real estate experience.
