Impromptu Open Houses Work For Me
My steps for doing an impromptu open is usually used when I have a scheduled appointment on one of my listings. Sometimes I will do this kind of open if I have to meet a contractor or other tradesman at the property.
Here are the simple steps to have a quick one-hour open house and make efficient use of time. This can be done at any time of the day or evening. Once a rainy Wednesday night was a success.
As soon as you have a confirmed scheduled appointment and you were planning to be there anyway..that's a perfect time.
Take a minute and put it in the MLS. You can even do this from your iPhone.
If you have time go ahead and blog about the features and the open house including the date and time of the event.
Keep cardboard open house balloon signs in the car at all times.
Show the house to the scheduled agent.
Show to anyone else who comes through.
Lock the house and remove the signs.
Check the time. From start to finish usually not more than 1 1/2 hours.
Call the seller to give feedback and let them know they can come back home.
