The Indian Trail area saw an increase in average (+5.7%) and median (+6.1%) home sale prices in September. The months supply of homes for sale dropped to 2.3 months (down from 2.8 months one year ago) and inventory also dropped by 15.5% compared with the same month one year ago. All this despite an increase in new listings of 31.7%. Nonetheless, the increase in new listings contributed to a substantial increase in both closed and pending sales in September 2019 compared with one year ago.
With just 26 average days (down 9 days) on market and 8 median days (down 7 days) on market in September, it’s clear that Indian Trail homes are selling quickly and about as quickly as new homes come on the market. At a median selling price of 99.1% of list price, not much room for buyers to negotiate.
