Looking for a Baltimore Home?
My homes come at all prices, from under two million to under a hundred thousand, but it is not about price.
It is about having the most interesting, the most one of a kind, unique properties and matching them up with the buyers.
My practice is not about getting a lot of houses on the market and selling them fast.
And it's NOT about doing the following:
Making a lot of pretty brochures to impress the sellers.
Price the homes lower than everything else.
Price it for a fast sale and multiple offers.
Neutralize so everyone will like it.
Put a lockbox on with a 'go and show' anytime.
Have as many open houses as possible.
Have the broker's opens, so you can get more agents to suggest lowering the price.
Get it sold fast. (the longer it's on the market, the less the RE company makes.)
Have an abundance of inventory, take every listing, and strive for the more, the better, because it's a numbers game.
That's my short version of Real Estate 101

Here's Real Estate the Rome Way
-Specialize in properties that are unique and need specific buyers.
-Introduce the property to the right buyers.
-Find the buyer for the house, not make the house suitable for the mass of buyers.
-Be available to answer questions about the home.
-Have good internet coverage, lots of photos, and blog about the property to get it seen outside of the MLS.
-Advertise in print media.
-Talk about it on my radio show for a different kind of exposure.
-Have the sellers involved with the marketing; maybe write a personal letter to the house.
-Personally, make appointments to qualify the buyer. Find out if the house is suitable for the family's needs?
(Example: Within a couple of days, three agents made appointments on my Furrow house in Ellicott City. They each had families with young children. This rancher has the master bedroom with his and her baths on the main level. The other three bedrooms are below. This setup did not work with young kids. Each agent thanked me for sharing that information BEFORE they came to the house.)
-Be present for each showing. Open the house and have it set up with lights, shades, curtains, windows, and take care of pets if necessary.
-Make it easy for the other agents to come in, show the house, and make sure the home is secure afterward.
-Call the seller before and after each showing to let them know the feedback.
-Get answers to the buyer's and agents' concerns right away and get back immediately.
-Talk about the property to my contacts daily.
-Stay in touch with the sellers.
