Vista is an inland community in North San Diego County, bordering Carlsbad, Oceanside and San Marcos. Vista offers diverse housing in tract home communities, rental complexes, and 55+ communities, as well in rural settings with large lots.
There are mixed use and agricultural areas, plus a growing and changing downtown offering a wide range of shopping, dining and services. The Moonlight Amphitheater offers outdoor stage productions and concerts) near the Village and has been a popular area attraction for years (well, not in 2020 and we’ll see about 2021!)
It’s important for buyers and sellers in the Vista housing market to understand recent trends and current local market conditions in order to make informed decisions about buying and selling Vista homes for sale.
The following data are taken from the MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile and manufactured homes). The data are believed to be reliable at the time this report was written but are not guaranteed.
A total of 115 homes sold in December, 11% more than last month (104) in contrast to declines seen in a number of other communities. Here’s the breakdown of activity.
Single Family Homes Sold
100 (up 23%); Average Sales Price was $710,349 (down 2%); Average sales price was 100% of original asking price
Condos, Townhomes & Duplexes Sold
15 (down 35%); 22 Average Days on Market; Average Sales Price $440,097 (down 7%); Average sales price was 99% of original asking price
There were more home sales in December last month, with a substantial increase in single family sales but a significant decrease in condo, townhome, and duplex sales. The average sales price declined modestly for single family homes and more substantially for condos, townhomes and duplexes. Marketing time was about the same for condo, townhome and duplex sales and remained below 1 month.
While some buyers were able to negotiate the original list price, a significant number of buyers (63%) paid full price or more for their homes, no doubt due to competitive bidding.
The MEDIAN sales price of the single family homes sold was $659,263 (down 4%), and $420,000 (down 8%) for condos, townhomes and duplexes compared to last month.
At the end of December there were 56 homes for sale in Vista, ranging in price from $285,000 to $7,900,000, down 12% from last month, the 6th consecutive decline. This represents an inventory of 15 days for condos, townhomes and duplexes (vs. 19 days last month), and only 12 days for single family homes (13 days last month), based on the current rate of sales over the last 3 months. Vista remains a very strong seller’s market.
73 new listings came on the market in December compared to 68 last month (up 7%), in contrast to other nearby communities. The number of homes going pending (73), excluding homes that closed in December, was 6% less than last month (78); it was still a relatively busy month for buyers and sellers.
