One Solution:
Contact the landlord to sell this rental now before it goes on MLS. Purchase the rental As-Is, 2-week closing, and tenant stays in place. Write the offer and secure this property.
Note the tenant is the buyer.
Now, this buyer is not under this high pressure to buy immediately.
We made the deal sweet for the seller!
Flexibility is now on our side. And we can rent or sell this property when we find the right house, in the right location for the right price.
We are still looking for the right property, but the pressure is removed! And as soon as we secure that new home, we can put the rental on the market for sale or for lease!
For sure not for everyone!
