Top Tips for House Hunting Online

Real Estate Agent with Coldwell Banker Residential Brokerage SA552583000

Good news for Havasu home buyers! We've seen a rise in available inventory recently. An increase in inventory helps keep bidding wars at least for the moment. So, your chances of finding (and buying) a home go up as well. Hunting for a new home online is a great place to start your search. In fact, Statista shows that 95% of all home buyers in the US use their computers to search for homes online. But it should not be your end all be all. Good listing agents are excellent at highlighting the best features of a home. However, you should keep in mind that there may be more than meets the eye. To make the most of your time and efforts and gather a well-rounded picture of home listings, keep the following three things in mind when house hunting online.

With a rise in inventory and a drop in bidding wars, now may be a great time for Havasu home buyers to start their house hunting online. Liz Miller Lake Havasu Az

Top Tips for House Hunting Online

Stay Up to Date

Click here to search Lake Havasu homes for saleWhen you start your search, make sure you find a site that pulls up-to-date listings directly from the multiple listing service (MLS) where real estate agents actively post their most current homes for sale. Many online resources update less often or fail to remove listings that are off the market. This makes it more difficult to sort through the clutter.

Pictures Can be Deceiving

Real estate photographers are experts at showing a home in its best possible light. Many use tools and strategies to boost appeal, such as a fisheye lens to make areas look larger and creative editing to make colors and textures really pop. But often listings will not contain photos of unappealing parts of the home, like small closets or outdated bathrooms.

See It to Believe It

Once you find what appears to be your dream home online, call up your real estate agent and schedule a showing. You need to take this opportunity to vet the home in person and explore every part of it before beginning the offer process. Your real estate agent will help you cover all your bases and will probably ask questions you may not have even thought of.

Pictures can be deceiving so it makes sense that every buyer would not rely on the views!  You also need to do walk thru and use your other senses of smell, feel and hearing! And have a reliable real estate agent who can advise you on strategies for buying the house you are interested in.

Very true re: the photos--those wide angle lenses can make a room look larger than it is!  And checking out paint job, trim, floor condition--better to see in person
