Oceanside Real Estate - South Ridge Estates: A Gated Residential Community

By
Real Estate Agent with eXp Realty of California, Inc. CA DRE #01490977

Oceanside real estate buyers have lots of opportunities these days, and pricing is lower on average here than in any other North County coastal community.

Entrance to South Ridge Estates in Oceanside CaliforniaOceanside (the 2000 census puts the population at 160,000) is sandwiched between Camp Pendleton, the northernmost "community" in San Diego County, and Carlsbad, with several miles of coastal frontage. The community extends inland to Bonsall and also borders Vista.

Buyers who are seeking a detached home in the $500K and under range will find the gated community (2 gates, one for residents only) of South Ridge Estate appealing. This community, built around 1990, offers both single story and two story homes in a Spanish style with tile roofs. Homes are located along 4 meandering streets on rolling hills not far from the Calavera Hills area of Carlsbad.

There are 5 Oceanside homes for sale in South Ridge Estates as of this writing, ranging in size from a little over 2400 SF (single story) to about 3200 SF, with 3 to 5 bedrooms and 2.5 to 3.5 baths. Prices range from $460,000 to $525,888 (top of variable range). Only 3 homes have been sold thus far in 2008 at an average price of $523,633 ($176/SF). HOA fees are approximately $110/month; there are no Mello Roos fees in this community.

There is ample shopping within 2 miles or less, and residents have easy access to the 78 freeway to head inland to the I-15 or west to the 5 along the coast. Beaches are about 20 minutes.

Visit the Oceanside website for more details on the city. Children attend the Vista Union Schools.

Jeff do you have any listings or photos of places that don't make me want to move?  Your listings always look inviting, thanks!

Jane - LOL. Why thank you for the compliment. It IS a beautiful area. But I will admit there are some areas that are commercial that are not so pretty. You have to take the good with the bad.

Jeff, South Ridge Estates seems like a fairly moderate valued neighborhood considering the beach is close by. Would you agree or are there other areas that have equally as nice homes and priced similarly or lower.

It' always interests me to know how close to the beach I could buy for a moderate price.

Looks like a great neighborhood Jeff, but you don't have a shortage of great neighborhoods!  Very appealing area, and you present it so well.

Your first photo looks exactly like a neighborhood right up the street from ours. The brick wall, and even the house behind it looks just like the neighborhood near me.
