Summer has pretty much come and gone (not officially but you know what I mean.)  The kids are back in school and Grange Fair is over.  Here is a quick snapshot of the Bellefonte School District market report for the month of August: Currently there are 199 active listings in the Bellefonte Area School District. There are a total of 51 units that are currently sale pending.  Of those 51, 25 of them went sale pending in the month of August. Hockey season is nearly upon us in Happy (Hockey) Valley.  The second year of Penn State fielding a Division I hockey team is set to begin in just a few short weeks.  This will be the first year that the Nittany Lions will play in the brand new Pegula Hockey Arena.  The arena officially opened to the public yesterday.  This morning we learned that my office, RE/MAX Centre Realty, has become a two-year sponsor of the team and will feature full logo advertisements on the dasher boards at the arena. The kids are all back in school and Memorial Field has new turf so it's time for State High Football again.  It's also time for a State College School District Market Report. As of right now there are currently 349 active listings for sale in the State College School District.  These listings range in price from a $54,900 building lot up to a $4,500,000 farm near Beaver Stadium. In August of this year the State College School District saw 42 listings go sale pending while 77 new listings came on the market during the same time period.  Also in August there were 82 closed sales.  Closed sales outnumbered new listings so the demand is still there for homes in State College. The students are back to Penn State University and that means Penn State Football is also in full swing.  Time for a Centre County Real Estate Report as well! Currently there are 1128 active listings in the Centre County Association of REALTORS MLS. In August we had 303 new listings hit the market and another 112 listings go sale pending.  As you can see there are more listings coming on the market than what is going off so inventory is growing.  August also saw 179 closed sales for the entire MLS.  More thna likely these properties went sale pending in June or July.  Of all the closed sales in August the average days on market for those sales was 86 days.  We're still under 3 months for days on market but that will probably grow as inventory grows.  For more information on the State Co... 09/13/2013

A few years ago I had a listing that seemed like it wasn't going to sell.  The owner had 20 cats living in the house and it had a pretty bad smell.  The seller was also buying a property that was our listing and those sellers were also buying a home from us.  All in all my business partner and I had 5 sides tied up in that one house selling.  We decided to buy the property, renovate it and re-sell.  We decided that I would be the project manager and handle scheduling, purchasing, etc.  I developed a schedule of major projects in the house as well as a budget for the project.  The schedule was to start a few days after closing as we gave the seller a few days to get moved out.  The house was left in a little worse condition than we expected with some extra "stuff" in the house as well, n... 08/27/2013
