THE LITTLE THINGS

Recently, EMPIRE HOME Staging Solutions, had the pleasure of staging a condo in the Phillips Ranch area for a client who's condo was in desperate need of some updating.  It was clear that work needed to be done before listing and entering the very competitive real estate market.  

This was a great project from start to finish and the reviews from the agent, seller and potential home buyers were all extremely positive!  

In a complex that had several other listings to compete with, we knew we had to make this condo stand out amongst the rest.  

After our initial consultation with the sellers, the recommendations of fresh paint, new carpet, appliances and other small odd fixes were put into place just before the staging process.

After being staged, the property took only 21 days to sell in an area where condos sit on average 195 days before selling.

We know from our experience that professional staging helps sell houses faster and/or for more money than none staged listings, but what really makes our work so special are the little things...

Have you had your house on the market for way too long and you just can't figure out why it's NOT selling?

CONDITION- A homes condition will also play a big part in the outcome of a sale.  Is the home in it's best condition?  A seasoned agent will always recommend for the house to be in it's best condition before putting it on the market.  A home that is well maintained and shows like a model will attract more buyers and help a seller sell for "TOP DOLLAR"!

When EMPIRE HOME Staging Solutions got the call to stage this recent property, we came to find out that the sellers had the property on the market for over a year. This seller needed change and they needed it QUICK!

 

This seller realized they needed better REPRESENTATION!  The seller signed a new contract with an experienced agent who was knowledgeable in their homes market and knew what it would take to sell their home.  The new agent recommended they sell at a more competitive PRICE and that they have a professional home stager come in to assist them with preparing their vacant property!  The new agent knew that in order to sell, the CONDITION of the property needed to change.

 

 

 EMPIRE HOME Staging Solutions recommended a color palette to paint the exterior of the  property in order to update and freshen the homes curb appeal.  Yard clean up and new  plantings to give the garden a fresh look.  We also suggested new paint and minor repairs on  the property that helped enhance the property's condition.  Bringing in furnishings from our  inventory to give the home a warm and welcoming feel that would allow buyers to envision  themselves living in the space paid off for this homeowner!
