 Remember 2006?  Wasn't exactly a banner year for us in Central Florida, but we held firm and waited patiently. We aadvised our clients (sellers) they needed to adjust their prices based on the market conditions, and slowly, very slowly.... we saw less had expired and more offers were being made. Offers have an expiration date too. Like a carton of Milk. And what has been happening lately is really interesting. Supply side economics equates to  Supply and Demand. If you are a Consumer... You're right. The "Buyers Market" has not addressed the demand is for workforce housing...of which the market has had little to offer. As the market resistance is increased, the supply of housing at or below median value will increase. What happened in 2005 was created in a buyers frenzy born of low inventory of available housing. Since then, new construction (at record levels) has flooded the market.  For months we had a less than stellar market in Central Florida. Slowly but surely, the market has shown some improvement. However, the quality of the offers has been like playing with monopoly money. We track home sales, percent of asking price vs sale price. In 2005 the sale price was on average 97%  of the asking price. It was a sellers market. Now a little over a year later, it seems the rash of incoming offers is in the 82%-89% range of asking price. That is after price reductions. This translates to about a $50,000 difference in the asking price … (92 comments)

 The first thing you learn in Real Estate school is If it is isn't in "writing, it is not enforcable" we all know that at least here in Florida.  Parol contracts  are verbal and cannot be enforced. A gentleman calls to say he has an ownership interest in some properties. Really?                    Public records do not support his claim. Due diligence done, there is no record of this person staking claim on the property listed.  There was no private mortgage, no other names on the deed, no indication his claim was valid.  It is hard to imagine living the American Dream- You thought it would last forever.One day you are living the life royal and the next  waking up to realize it has become a nightmare. Trapped in a house you can no longer afford. Creditors calling day and night, bills piling up and no relief in sight.  Equity lines choking the life out of you. The market has done you dirty. This adorable pup was lost in our neighbor. No collar, no tags, no ID of any kind. Being a Realtor is helpful. I posted several signs like this one all over the area. Later that evening, we retraced the path my girls were riding their bikes on when he was found by them. We went door to door asking anyone if they knew who this cute pup was, and where he lived. Overnight several storms slammed Volusia and Orange Counties in Central Florida. Affecting the Central corridor with winds upto 65 miles per hour. Several mobile home parks were damaged and there have been fatalities reported. Power outtages have been reported in affected areas. The storms came in quickly and with great speed. As of February 1st the guidelines for tornados has been revised. The F scale is still being used, however it has been expanded. Volusia County, Orange County and Lake County suffered severe damage as heavy gusts ripped through the area late last night.   Serious auto accidents have been reported as well.  … (19 comments)
