YOU ARE SPECIAL-Spelling It Out - 02/28/07 09:24 AM
Sometimes we just need it spelled out for us. Deal Making is an art. Taking the pieces and putting them together so they make sense. One task at a time. We have a way of measuring who we are by what we have accomplished. We determine our self worth based on what we have and can do and by what we determine success to be. It is different to everyone. It is constantly changing. We are constantly changing. Regardless of how long you have been in business, there comes a time when we question in our core our value. During good times the measure (6 comments)
DO YOU WALK THE FINE LINE? - 02/27/07 07:10 AM
The closing...careful now...almost there...watch your step! Inching your way to the table. Is it a Balancing Act? You bet it is!We all know the pitfalls that prevent us from getting to the other side. How many times we have heard the dreaded words...it is not going to close today! The factors are as varied as the parties involved. Patience. Lots and lots of patience. If we can successfully work out the glitches, get the parties to all work in concert, and get the documents delivered we can likely achieve the brass ring. For days we teeter on the edge, adjusting the (28 comments)
What is YOUR Meter Reading? - 02/26/07 04:54 PM
Remember 2006? Wasn't exactly a banner year for us in Central Florida, but we held firm and waited patiently. We aadvised our clients (sellers) they needed to adjust their prices based on the market conditions, and slowly, very slowly.... we saw less had expired and more offers were being made. Offers have an expiration date too. Like a carton of Milk. And what has been happening lately is really interesting. When an offer "soured" for one reason or another, or simply expired before the terms were satisfied, another offer was being made on the same property. This has been happening for my (3 comments)
Supply side economics equates to Supply and Demand. If you are a Consumer... You're right. The "Buyers Market" has not addressed the demand is for workforce housing...of which the market has had little to offer. As the market resistance is increased, the supply of housing at or below median value will increase. What happened in 2005 was created in a buyers frenzy born of low inventory of available housing. Since then, new construction (at record levels) has flooded the market. Builders are now offering fantastic incentives along with price reductions to liquidate excess inventory. Many Realtors, are counseling sellers of existing homes to reduce (23 comments)
Have Buyers Been Playing Fair? - 02/20/07 12:16 PM
For months we had a less than stellar market in Central Florida. Slowly but surely, the market has shown some improvement. However, the quality of the offers has been like playing with monopoly money. We track home sales, percent of asking price vs sale price. In 2005 the sale price was on average 97% of the asking price. It was a sellers market. Now a little over a year later, it seems the rash of incoming offers is in the 82%-89% range of asking price. That is after price reductions. This translates to about a $50,000 difference in the asking price (92 comments)
Parol Patrol-Get It In Writing! - 02/15/07 08:43 PM
The first thing you learn in Real Estate school is If it is isn't in "writing, it is not enforcable" we all know that at least here in Florida. Parol contracts are verbal and cannot be enforced. A gentleman calls to say he has an ownership interest in some properties. Really? Public records do not support his claim. Due diligence done, there is no record of this person staking claim on the property listed. There was no private mortgage, no other names on the deed, no indication his claim was valid. When tackfully asked if a document exists between the parties..the caller (12 comments)
Why Osceola County Florida? - 02/12/07 10:55 AM
Why Osceola County? Consumers looking to relocate to Florida consider many important things in their decision making process. Location, schools, cultural activites and commuting distance. It is no wonder why Osceola County is one of the fastest growing areas in Central Florida. Located east of Disney and West of Melbourne, Osceola County has much to offer. The schools are well rated, and offer specialty schools as well. There is a community College, Stetson University also has a campus in Celebration, Valencia has a campus and out toward Melbourne there is the Brevard Community College. Entertainment. Silver Spurs Arena hosts a variety (0 comments)

The Market Has Done You Dirty. - 02/08/07 06:25 AM
It is hard to imagine living the American Dream- You thought it would last forever. One day you are living the life royal and the next waking up to realize it has become a nightmare. Trapped in a house you can no longer afford. Creditors calling day and night, bills piling up and no relief in sight. Equity lines choking the life out of you. The market has done you dirty. Flashback to the depression, a chicken in every pot. Lines of unemployed, and shanty towns life in 1929. The Real Estate Market suffered a severe adjustment in 2006. Many were caught off (1 comments)
This adorable pup was lost in our neighbor. No collar, no tags, no ID of any kind. Being a Realtor is helpful. I posted several signs like this one all over the area. Later that evening, we retraced the path my girls were riding their bikes on when he was found by them. We went door to door asking anyone if they knew who this cute pup was, and where he lived. Each time I handed out my business cards and asked them to call me if anyone came looking for him. I got to meet many people who live locally I would have (6 comments)

How To Become "The House Whisperer" - 02/01/07 06:37 AM
I would like to thank Lloyd Nichols who inspired me to write this post. "What's she doing?" "I dunno" "How long has she been there?" "A long time" "Well will you look at that!" The buyers are smiling. "What did she say?" "I dunno" She is coming over..."Mr. and Mrs. Seller....you have an offer coming". In the Movie Robert Redford sat in the field all night. He never approached the unbroken horse. Remember? Eventually the horse came to him on his own terms. They formed a bond. It took the horse time to determine IF Redford could be trusted. Many had tried (9 comments)
