Twitter Really Has It Going On For Real-time News!
Got up this morning and went to check my phone as usual for overnight emails.  Uh..oh.  Nothing since late last night.  Ok.  This has happened before. Just shut the phone off and bring it back up, and the emails should come in.  Nothing.  Nada. Zilch.
I checked my email settings and noticed that I couldn't connect to the Blackberry mail server. Hmm..Ok. I can get on the internet, I can get my emails downloaded to my desktop, I can see the emails on my company server software, so it's definitely related to … (26 comments)

Is Your Nearest Fire Hydrant Buried? - 01/24/11 11:17 AM
Is Your Nearest Fire Hydrant Buried?
A serious house fire in Shelton, CT yesterday afternoon served as a reminder to Shelton residents (and actually anyone reading this who has been bombarded with snow like we have) that some fire hydrants may be buried by the huge amounts of snow we have had.
If you have a fire hydrant on or near your property or business, please check its visibility.  As you shovel, brush, or plow your driveways and sidewalks, take some time to clear the snow around the fire hydrant.
Mailboxes have also been affected. Be sure your mailbox is clear for … (19 comments)

Today Was a Day of Thanks - 01/21/11 10:27 PM
Today was a day of thanks. Too often, all I hear is people complaining about one thing or another.  Yet, I hear very few people talking about how they were pleased with another's behavior towards them or with their service.  Our society seems to like to put all the ‘bad' out there with not much focus on the good.
I had an extremely busy week. Two closings, a rental, and taking a listing among other things.  Today, the dust ‘kind of' settled, and I decided to take some time to thank those who helped me make these transactions happen.
I placed … (13 comments)

Shelton CT Condo Market Report for December 2010 - 01/21/11 09:19 PM
Shelton CT Condo Market Report for December 2010
(Yes, I know I am late in posting this month.  Sorry.)

Condo sales in Shelton (Huntington), CT for December 2010 showed a decrease in sales compared to the same period last year.  But let's try to put it into perspective.
There were increased residual sales at the end of December 2009 due to the extension of the homebuyer tax credit, which was extended to April, 2009  and then to June, so the numbers were inflated.
Take a look at the other numbers for some better news.
Average list price and average selling price showed a 16% and 19% INCREASE respectively.  The … (5 comments)

OK...I Admit It....My Client and I Were Holding Hands Today - 01/18/11 08:33 PM
OK...I Admit It....My Client and I Were Holding Hands Today
Today was a really weird day.  I am totally exhausted tonight.  Just having been snowed on, sleeted on, and rained on is enough.  I LOOK like I had a hard day - or just got out of the shower, threw my clothes on and went out.
The snow here in Shelton, CT has been relentless.  Today we had the added freebie of ice on top of everything.  Charming.
I had a closing today with the walkthrough scheduled immediately before.  Schools were closed today and roads were not exactly in tip top … (50 comments)

Speechless Sunday.........INCREDIBLE Icicles! - 01/16/11 01:47 PM
Speechless Sunday.........INCREDIBLE Icicles!
I've seen plenty of icicles in my life, but NOTHING like this!  Some of them extended from the gutter system right down to the deck floor - or the snow on top of it.
They were destroyed removed and some of them carried some pretty serious weight and could definitely be classified as lethal.  Nevertheless, they were really a sight to behold!

My Credit Is Bad. I Can't Buy So I'll Have to Rent. - 01/13/11 09:50 PM
My Credit Is Bad.  I Can't Buy So I'll Have to Rent.
Yesterday I received a call from a would-be renter who wanted me to show her a rental.  Well, with 20" of fresh snow on the ground, my first response before anything else was "Sorry, not today..." then I proceeded to qualify her.
She told me she could not buy a house because her credit was so bad so she decided that she will just rent instead.  Ohhh...kay....
One of the requirements with any rental is that the renter must provide a credit report with a FICO score to the … (12 comments)

Dear Pat, It's About These Condo Documents! - 01/02/11 03:45 PM
Activerain associate, Pat Kennedy, has written a very comprehensive post about what condo buyers should be aware of in documents that are provided to them. Here in CT we call it the resale package or just ‘condo doc’.
Buyers MUST read the by-laws cover to cover and also scutinize the budget, reserve fund, and plan for any improvement and how it will be paid. Also, buyers must be aware of any pending litigation, especially if it involves construction and safety.
Have a pet? Most condo association allow pets. However, there MIGHT be a limit on the number as well as the size.
