Many people in Austin Texas want to live in Barton Hills or Zilker neighborhood. But what many people don't realize is this "area" is really comprised of several small subdivisions built over about a sixty year period. Some of the subdivisions are: Barton Hills, Horseshoe Bend, South Lund, Stenger Addition, Payne Loyd, the West End Addition, Glencliff, Barton Heights, Wallingwood, Hill HP and Zilker Skyline, just to name a few. According to the Business Journal, Texas is ranked as number four in the top ten states to live in. Of course if you asked a native Texan they would say Texas is the only state to live in! We have a little bit of everything for everybody: beaches, deserts, mountains, big cities, and small towns. Texas is home to both NASA, cowboys and everything in between. What does your refrigerator say about you? Is your fridge a magnet free sleek stainless steel number, or a basic white model? Is it covered with your child's artwork or recipes and grocery lists? Some people cover this appliance with everything under the sun and others leave it as spotless as the day it was installed. Some prefer French Doors or Freezer on top or freezer on the bottom models. As a native Texan I have worn shorts on Christmas more often than not. However in Austin we do get some cold weather. Typically we get more freezing sleet and ice than real snow. So I am providing some tips to help you prepare for the upcoming in-climate weather. Caulk around your windows and doors to seal up any gaps. This will prevent the warmed air from escaping and keep the cold air out of your home. Insulate you hot water heater. Austin holds Bat Fest every year to celebrate some of our tiniest residents. To be fair they are really residents living under the Congress Avenue Bridge. The Congress Avenue bridge was recently renamed the Ann Richards Bridge after our most exciting woman Governor of Texas. The 2009 event will be the fifth such festival in Austin. After living in Austin for twenty plus years I have tried living in several neighborhoods and my favorite by far is still Zilker/Barton Hills. I enjoyed living here for several years and I love working in this neighborhood. The funny thing about these two neighborhoods are they can be fairly confusing. The general area is bordered by South Lamar, South MOPAC, Barton Springs Road and WestRock to the south. Within these streets lay several "Subdivisions", now this is where it gets tricky. There are a number of companies providing the new Energy Audit in Austin Texas. I found one that is very earth friendly that is called Earth Energy Audits. There materials are all printed on recycled paper and they try do leave a small footprint on the Earth. They perform the new Energy Audits that are now required by the City of Austin for all homes sold in Austin that receive their power from the City of Austin Utilities. You often hear about people suffering from Buyers Remorse. Perhaps the home purchased was on a street that was too busy? or the house needed more repairs than initially thought? Our local neighborhood Tarrytown mentioned in the New York Times. Yes, its true. A few years ago a Houston woman named Jeanne Daniels inherited the neighborhood shopping center in the middle of Tarrytown. Now Ms. Daniels is a vegetarian, so she did not want any of the tenants to sell meat or leather. So sadly the lease was not renewed for the Holiday House. The Holiday House made the greatest hamburger and was the local coffee hangout long before Starbucks. Austin is in the top five once again for growth in: population, employment and overall growth! Once again Austin is listed in the top five cities for population growth and future job growth. Even with the erratic national economy these five cities have flourished. These cities were also listed as the top cities back in 1990, so they are consistant top performers. According to the report Las Vegas is still number one because it was the quickest growing market for: population, individual income and employment growth. Let me tell you a little story about a Realtor how she saved her client (Buyer) from a multiple offer situation. A house in the perfect neighborhood (Zilker) in the right price range gets listed on MLS with zero photos. So do we look at it or skip it? If you were searching on a www.findmytruelove.com type of website would you read the profiles with no picture? Usually not, it is much the same when house hunting.
