We've had three days straight of snow here in the Danbury, Connecticut area .  In New Fairfield, I have over 18 inches of snow in my yards. 
Today I'll be taking another look at a waterfront home for buyers of mine.  It has a number of steps down to the front door.  The home is unoccupied. 
Will I be able to access the front door today?  Probably not without my snow skis...

We had a home inspection this morning on a Danbury, Connecticut condo that my clients are buying.
We met the inspector outside and chatted for a few moments.  Then we walked into the home...
The refrigerator was gone, which was supposed to convey to the buyers.The washer and dryer were missing, which were supposed to convey to the buyers.Alright...maybe it was a mistake and the sellers forgot that these appliances were supposed to stay.

It never fails.  Something always turns up at the last minute when we are planning to close on a home.
This afternoon, I have a closing for my buyers, who are buying a new home in New Fairfield, Connecticut.
Of course, something turned up - a repair that wasn't made.  We'll deal with it, but all it does is add more stress for the buyers - as well as for the sellers. 
Sellers can help to avoid these "Last-Minute Gotchas" by following a few easy steps:

When buyers make an offer to buy a home, one of the details listed in the offer is the anticipated closing date.  Actually, in the offers used to buy homes here in the Danbury, Connecticut area, the wording is that the home will close "on or before" the chosen date. 
Of course, this date can be negotiated between the buyers and sellers.
