Activity has certainly picked up, buyers are buying more often than not for cash and it has become more difficult to find that sweet deal. But is the market really changing? Is the economy getting better? You couldn't tell by the Florida Foreclosure statistics! According to a recent report, Florida had some 367,000 homes foreclosed on last year. This year however Florida is estimated to have over 400,000 homes complete the foreclosure process. In Ocala/Marion County there have been 342 filings for foreclosure since January 1, 2010. Ok, It's up to you! There is no bank involved so they don't care what you do or don't do. If there are beams rotting out that's ok too! Even if you are really buying the hand grenade special next door and you think it is the one you've looked at that's fine. The true value of your new purchase is $75,000 but you're paying $95,000 and you think you're stealing it. I can't force you to protect your investment. Florida, especially in the Ocala area is chock full of foreclosures and buyers with cash are scoffing up these dirt cheap homes often … (10 comments)

Are you kidding me? Wake up and smell the coffee! Wealthy people for the most part don't get rich by buying at prime prices and selling when it looks like the bottom is dropping out of the market. That is how the average Joe does things, but not the knowledgeable investor. If I were Donald Trump or any other smart investor with lots of available funds I'd be scoffing up foreclosures left, right and straight ahead. The one thing the media has portrayed somewhat accurately is that Florida has been hit hard with foreclosures... That is quite likely the only accurate statement they make. When looking for lists of foreclosures there are many different sources and many different catches, some scams and some legit. The goal is to acquire you "the buyer" as a customer and sell you a house, not simply to provide a list, so cooperate with that goal if you want to find some nice deals. Today was an eye opener for me. I showed 1 house, yes just one. It was a foreclosure, oh my they can be so nasty and smelly. I didn't want to show it. I got my nose ready to plug up and off I went to Marion Oaks. The Buyers were going to meet me at the house. I arrived first. As I drove up I thought, well this isn't a bad house and the location seems pretty nice. The pinkish color left a little to be desired but that's just paint.
