This week I have the first Quarter report for 2012 .. It shows that 36 more homes sold in the quarter than sold in the first quarters of 2011 & 2012.
The number of foreclosures selling is still running close to 50% of all sold homes, as it was a year ago. Definitely a lot more buyers in the market now than there was last year. The number of homes for sale is inching its way down this weeks homes for sale is at 383
The average sale price for a home is down just $2,000 form the first quarter … (0 comments)

This week was not quite as busy as some lately but not to bad for the end of March. 7 Properties SOLD and 13 more went under contract. The number of homes for sale this week dropped by 5 from last weeks total that number stands at 385.

Here is the Real Estate Activity for the last 7 Days for the Montrose Area. A very busy Week, one of the busiest weeks in awhile. There were 11 properties that Sold and 20 that went under contract. I went back a year ago and compared it to the same week in 2011. That same week a year ago 8 properties sold and 9 went under contract, so a big difference in properties going under contract...
The number of homes actively for sale continues to drop. This week that number is 390.

Here is the Real Estate Activity report for week 8 of 2012 for the Montrose Area.
So how is the market doing compared to a year ago? Well for the same week last year there were 12 sold properties and 17 properties taht went under contract. This week there were 11 sold and 14 went under contract. For the month of February, a year ago 19 homes sold for the month, February just ended 32 homes sold, yet again another good month foir home sales in the Montrose area.

Just 4 closings this past week this is left over from a slow month in December. This week 15 properties went under contract which is a good week for January. So far this year in the first 3 weeks 37 resdential properties have gone under contract. The market is busy for the time of year.

What is a short sale? It's where you are trying to sell your home for less than the mortgage owed on the home.
Do I need to behind in my payments to do a short sale? The simple answer is NO.

Here is a list of homes currently for sale in the Montrose area that are bank owned and ready for new owners.
Some good news on the foreclosure front for Montrose, there were 100 less homes that received notices of foreclosure in 2011 than 2010. The number is still high at 285 notices this year but its a lot better than the 385 of last year. Hopefully this trend continues into 2012.
If the number of homes being foreclosed on can drop another 100 in 2012 it will go along way to turning the … (1 comments)
