We have an incredible local Housing Partnership, and a strong relationship between our local Realtor Board and the Housing Partnership.
They stated a goal, in early December, to build 10 ramps by the end of the year; a tough time of year, although the weather this time of year is MUCH better to accomplish this task than, say, August.
A group of 7 of us made the drive from the Beaches to Hastings, FL (a bit west of the beach) yesterday morning.  We arrived at 8:45am, and the Housing Partnership had done some of the prep work for us the day … (2 comments)

DBC Day 14 - Chamber Board Of Directors Meeting - 12/17/11 10:41 AM
I have chaired several task forces/committees over the past few years for the Chamber of Commerce, and have thus evolved to be on the Board of Directors for the Beaches Division.  The meetings are every other month, so the time commitment is not large, but the pay off is immense.
I LOVE being among the first to know what is going on in my area, and that is exactly what happens as part of being on the Board.

DBC - Day 11: Working On Days Off - 12/14/11 03:47 PM
I tend to take Sundays off whenever possible; I miss having a full two days off per week, but did a great job this past weekend with time off.
On Sunday, I received two offers on listings, and had no choice but to work a few hours; please understand, I'm not complaining! It's a great position to be in, and I'm thrilled to say I'm in the process of working 4 deals right now (one failed, see DBC Day 12).

DBC - Day 10: Salvation Army Bell Ringing - 12/12/11 12:14 PM
This past Saturday, I rang the bell for an hour at my local Publix for the Salvation Army. I love doing this every year: since it's the Publix I shop at, I always see people I know, and it's just fun!
I could not locate my antlers this year (probably need a new pair, as the lights no longer work anyway), so I sported my Tigger Santa hat (green, with ears like Tigger!), and that was more wind friendly in the long run (may be a weather based decision in the future).

DBC Days 8 & 9 - 12/11/11 05:34 PM
I've been so busy this week, with 8 total events, including local Association events, Chamber of Commerce, and other networking events - whew! Was nice to have some down time this weekend, although that included writing an offer on one, getting offers on two others, and preparing one for submission tomorrow, pending a roof age question being answered. Great to be so busy in December!
 
Day 8: I started my shopping for the daniel foundation which helps kids in need. My two kids this year wanted books (and since I donated to their library, I LOVE giving books!) and DVD's. … (6 comments)

DBC Days 6 & 7 - Take a Stand & Networking - 12/07/11 09:26 PM
Many times, we tend to be somewhat reticent on hot topics for various reasons.
I, for example, do not get drawn into political conversations with buyers in my car (not that this comes up often, but used as a good example). 
Day 6: There are times it's ok to take a stand and be passionate about how you feel about a topic- mine most recently was the Jacksonville Jaguars Monday Night Football game.

DBC Day 5 - Being Upfront & Honest - 12/07/11 08:10 AM
This past Monday, I showed a young engaged couple some homes with the fiancé's in laws.
I had showed them some houses in the past, and because of their price point, many of the homes are REO's and short sales, which typically require work.  More work than most first time buyers really are capable of taking on.
These kinds of properties can be more difficult to purchase, as well as present very differently than traditional re-sale properties.

Day 3 - Today, I worked on getting the utilities transferred over into my customer's name for a property they are buying in Atlantic Beach, FL.
They are  a wonderful couple from Utah, who are ultimately looking to retire here, and hence, parts of the utility application need to be done in person, which I, of course, volunteered to do.
How will this help my business in 2012? When they tell all their other friends how easy and seamless I made it to buy a house from out of state!

I was so thrilled to have yet another reason to blog on a daily basis with this challenge!
Being just a little competitive, this will just urge me to post more often, which is not a bad thing at all.
Today, I worked on my sphere of influence (SOI). I've got a TON of names on this list: past customers, friends, prospects. It really would benefit from some trimming, frankly.

The Medure family has opened another restaurant, this time in Atlantic Beach, FL.
Known for their other endeavors, Matthew's in San Marco, & Medure's in Ponte Vedra Beach, & Take Away Gourmet in San Marco, M Shack is a bit different.  For one, I love both Matthews and Medure's...when someone else is picking up the tab (more so at Matthew's; Medure's has a terrific lounge menu).
At M Shack, the most expensive burger is $18, and served with foie gras.   That's it.

Building Height Limit Changes Upcoming For The Beaches??? - 12/03/11 08:06 AM
I've lived in the beaches area of Jacksonville, FL for the past 20+ years, and have seen the redevelopment of several areas, maximizing their locations and consumer friendliness. I have first hand witnessed some of these changes, and for the most part, they have been positive changes.
One of the items the voters of Atlantic Beach, Neptune Beach and Jacksonville Beach voted on a few years ago was a building height limit to keep the coastline looking like it did: not dotted with a myriad of high rise condos. It was really targeting residential, and defined several Central Business Districts.

I took on a challenging listing earlier this year, with the conviction that I could, of course get it done, and look like a magician pulling a rabbit out of a hat.

My seller purchased a condo at the beach on the courthouse website for $8000.
