austin: Smurf’s Played Regardless of the Weather! - 04/21/24 07:01 AM
Yesterday Beckett’s team, the Smurfs played despite a storm that was descending on Austin. The temperature fell to 60 degrees, the wind picked up; and at first started drizzling. With 30 minutes left in the game it started raining, the field became muddy, and the balls were slick so they called the game!
Beckett took first base because she accidently was hit by a ball from the pitcher! It happens, the wind was up.
Hudson and I huddled under a blanket and thank goodness he brought it!
The good news is they all played well and hung in there until the game was … (12 comments)

austin: Tuesday's Treasures ~ Thrilling Victory in Last-Second! - 12/19/23 04:52 AM
Sunday's basketball showdown for Hudson's team unfolded as yet another thrilling game! I was so proud of Hudson's hustle on the court and and the baskets he made; he was focused! The face-off against an equally formidable team reached an unprecedented level of intensity, showcasing a remarkable display of skill and determination on both sides of the court. In a heart-stopping finale, Hudson's team managed to sink the winning basket in the very last second, breaking the tie game and securing a victorious outcome with a two-point lead!
While the opposing team experienced a loss, it was unmistakably clear that both teams … (28 comments)

austin: Gratitude Post: Family Bonds and Austin's Joyful Traditions - 11/25/23 07:05 AM
As I sit down to compose my fourth gratitude post for the 2023 November challenge that, Debe Maxwell, CRS is so graciously hosting, my heart is brimming with thankfulness, especially for the vibrant city of Austin and the cherished traditions that bring my family together.
Living in Austin is a daily source of gratitude for me, but this Thanksgiving, the festivities took on an extra special hue. One tradition that stands out is the Thundercloud 5K Turkey Trot, an annual extravaganza that transforms downtown Austin into a sea of energy and camaraderie. This year, a staggering 18,000 runners and walkers hit the streets … (34 comments)

austin: Is it Too Early for Bailey's and Coffee? - 02/01/23 08:15 AM
I’m sitting in my home office and listening to crashes all around me of branches snapping and falling to the ground. Austin is having an ice storm and the trees are taking a beating! This started Tuesday and escalated during the morning hours. Sounds like could continue until Thursday late afternoon.
A large branch fell on my pool cover and I’m hoping it didn’t rip it! Branches are snapping on so many of my trees out front and several have fallen on my neighbor’s yard and theirs have crashed on my roof!
I have not lost power yet, so am grateful as my … (35 comments)

austin: Will Austin experience another Snowmageddon? - 12/13/22 02:38 PM
In Austin you never know what the weather can be like in the winter. It can be mild or can be hit with an arctic blast with temperatures plummeting.  None of us will forget the Snowmageddon in 2021! The historic cold snap and winter storm called Uri lasted from February 10-20 and brought Austinities to their knees! With it brought a gridlock of multiday societal impacts from road closures, power outages, loss of heat and busted pipes.
Those of you in the snow belts see these severe storms often and have experience in adapting to the inconveniences. Our homes are not built … (23 comments)

austin: NW Coldwell Banker Realty ~ Foundation Community Giving Tree - 11/28/22 01:57 PM
I love it when our NW Coldwell Banker Advisory Board takes on a project and gets it done! We met last Monday morning and several members volunteered to make calls narrowing down projects in need where we could make a difference. We are in the middle of our Toys for Tots campaign but wanted to take on another local group of families to help make a brighter Christmas.
Foundation Communities still needs families to be adopted to receive Christmas presents. We now are helping make holidays brighter for two families. One has five members and the other six. They have specific gift cards … (13 comments)

austin: Our 4th "Unprecedented Time" - 10/29/22 08:35 AM
John Dunham doesn't have a crystal ball and doesn't proport to have one. What he's done is take a 30 year historic look at Austin's ups and downs in the market and makes a rational conclusion that Austin has weathered each period rather well. John grew up in Austin and some of you might recognized he is the dad to Handsome Hudson and Beautiful Beckett!

If we've worked together, then you have most certainly heard me say "I don't have a crystal ball," when weighing in on market trends and projections. But what I do have is experience and … (8 comments)

austin: Austin’s Tallest Tower is Under Construction - 09/07/22 05:14 AM
The 74 story tower in downtown Austin quietly broke ground June 13th near the intersection of Waller Creek and Lady Bird Lake. Standing at 1,022 feet this mixed-use high rise is called Waterline and is set to open in late 2026. It will be 300 feet taller than the Independent, Austin’s tallest building, and 20 feet taller than the state’s current titleholder, the JPMorgan Chase Tower in downtown Houston.
Lincoln Property Company and Kairoi Residential are the developers and say Waterline will serve as a new gateway from the Central Business District to the Rainey Street District.
Here are some features:

austin: Funny Friday's ~ Only in Austin ~ 9/2/2022 - 08/28/22 07:42 AM
El Arroyo is an iconic local spot in Austin. They make the best hand-squeezed margaritas and serve Black Angus beef tacos (along with many other Tex- Mex offerings) and have since 1975!
A quirky marquee is out front on the corner of West 5th and Campbell. Every day they change their bill board with a new pun (everything imaginable).
They encourage you to submit your pun on their website and of course have permission to post them. It’s one of those “Keep Austin Weird” things that we all love!
They post them on Instagram because everyone loves them. We all need some laughter or a … (27 comments)

austin: T00 LATE ~ SOLD ~ 11909 Harpster Bend Austin TX 78717 - 06/23/21 11:51 AM
For many buyers it boiled down to location, location coupled with an adorable, single story, open floor plan with high ceilings, clean lines and sprawling tile floors.
Multiple offers came rolling in with the winning offer 17% over list price (list priced based on most recent comparable sales)!

The buyer said the amazing kitchen with its expansive center island/breakfast bar with granite counters, 42” dark cabinets, glass subway tile back splash, stainless appliances and opening to the family/single dining, clinched the deal.
With so many looking for a home office or study area the separate built-in office/study space was an added bonus.

austin: Thankful Thursdays ~ Sharing Information on New Construction - 02/25/21 05:21 AM
In our crazy real estate market in Austin Texas it’s not just the resale market that has almost non-existent inventory it’s evident in our builder communities too.
Many builders as they open a new phase have a waiting list which you need to be on to even have a chance for a home. Some are opening up bidding to those on the waiting list or it might be a lottery system. Either way it’s very frustrating when representing a buyer and the builders want a buyer represented.

In our office we have an agent, Laura Exum who mastered a niche in … (17 comments)
