Recently, Money magazine released its annual 100 Best Places to Live list. This is compiled from throughout the United States. I have added a link, comparing Gilroy to the top 10. Gilroy did not do too badly, actually quite well in my opinion, with the possible exception of housing prices. Gilroy being in proximity of Silicon Valley, perhaps that was to be expected. Recently, an anomoly hit Eagle Ridge... In the past week, two homes, one sold and another an offer was accepted on, went for for than asking price. Rare, in these times, I'll admit. Full disclosure: Neither myself nor my brokerage was involved in the transaction. Unfortunately, my "research" has found some other interesting stuff, which I uncovered and am furious about... It appears that there are 4 homes which have entered the foreclosure process via a "Notice of Default" being issued to the homeowner. March, 2008 Well, Eagle Ridge had four sales in February. which is not bad when one considers that there were a total of 12 sales in all of GIlroy. Of the homes that SOLD, the average days on market was 137 Days, and the median was 101, which is almost 3.5 months. One house I know of in particular was sold by a friend and had 5 offers on it, just to show that if the property is priced correctly, it can still create a multiple offer environment.
