market values of homes: I am Probably Being Foolish, But I Don't Understand Your offer - 08/02/12 10:03 AM
I am Probably Being Foolish, But I Don't Understand Your offer
I spent several hours going over the recent sales and even did some field checking, as did the appraiser that established the price. With all this expertise, we didn’t think that we would be $25,000 over priced on a $65,000 house, but your recent offer must have been based on something that we overlooked.
None of us are perfect, and it is possible for some things to slip through the cracks. Maybe we missed that there was chipped paint on the porches, No, I caught that. The broken glass … (24 comments)

market values of homes: Say What You Mean and Mean What You Say - 06/18/12 01:16 PM
Say What You Mean and Mean What You Say

I had a closing today that I can attribute directly to an ActiveRain blog post and an agent that lost focus on their purpose, but first the whole story.
I received a call from a potential client asking for a free market analysis. The caller had placed a few calls to other agents and when she explained that she was trying to sell the family home and had a buyer but needed to know the value of the home. She really needed an appraisal but was going about it the wrong … (28 comments)

market values of homes: Listen to your Realtor, Mr. Seller, He Really is on Your Side! - 08/25/10 12:10 PM
There are problems in the market with sluggish sales, and inventories starting to mount. When sellers look to professionals for assistance in selling their homes, they should keep the confidence that caused them to call in the "pro' initially.
A Realtor, knows the market, knows the values and knows what it takes to get a house to sell. When an excessive of home owner pride takes over, the process is flawed and the desired results will not be there.

Following my plea to buyers not to throw their realtors to the sharks I think it only fitting to ask that … (3 comments)

market values of homes: Buyers, Don't Throw Your Realtor to the Sharks. He Really is on Your Side - 08/24/10 08:04 AM
In a market such as this, where there are deals that can be made and interest rates are low, buyers must still look to their Real Estate professional for guidance in making the most of a home purchase.
Even though the media touts great opportunities, that does not necessarily apply to all areas of the country. When property prices are low (Less than $200,000) it's reasonable to assume that the sellers do not have an extra $30,000 to $40,000 in space to allow for a low ball.
When in doubt, ask your Realtor to do a comparative Market Analysis on the … (10 comments)

market values of homes: I Am A Local Real Estate Expert - Zillow Is Not - 08/01/10 12:00 PM
With people so anxious to get information online on real estate, there is a tendency to chase all the information and all the sites they can. One of the sites that gets a lot of attention is Zillow.
This site has set itself up with information gleaned from pubic records, online real estate listings and all the information they can possibly get, without actually seeing many of the properties on which they provide an anlaysis.
When a real estate agent or appraiser attempts to put a value on a property, they visit the home, the neighborhood, go to the town halls … (13 comments)
