New Year's Seller Tip 
     I have been working in this business for a while now and I have seen a lot.  I have been through at least 3 cycles and I think we are going into the 4th one.  One of the things I have noticed over the years is that when the seller is at the showing, things do not go well. 
 
Here is one example for you:
 
     Yesterday I was showing a condo to a potential buyer and the seller was there to let us in, and let the barking dog outside.  After the showing was over the seller started talking to the buyer or maybe it was the buyer talking with the seller.  Anyway, the buyer was making small talk in the beginning like where are you moving to etc.  Then the shocker came when the buyer said,
 
"What is the lowest price you will take for the property?"  
 
     This was a little bit of an awkward moment for me, the buyers adult son & the seller, however, I let the buyer proceed since this was done at the buyers & sellers own doing. Needless to say,  the seller was shocked.
