Hovever, the average selling price decreased by 6% from $542,877 in July to $509,284 in August. Westhaven homes sold for 97% of listing price. Chenoweth Home Sales in Brentwood TN for July 2010 saw an increase in sales by 100%.  They sold 4 homes in July versus 2 homes in June.  The average selling price was also up from $498,500 in June to $533,125 in July, a 7% increase.  In addition, Chenoweth home sales experienced a 26% decrease in the average number of days on the market, from 104 days in June to 77 days in July.  This is very good news for those looking to sell their home in Chenoweth.

New Construction Home Sales in Franklin TN - 08/23/10 10:50 PM
New construction home sales in Franklin TN saw a 40% decrease in the number of homes closed in June versus July.  While the number of homes selling decreased the average selling price increased from $522,194 in June to $537,364 in July or a 30% increase.  There was an increase in the average days on the market from 59 days in June to 103 days in July.  Of the 23 new construction home sales in Franklin TN that closed in July, 7 of those were in Avalon and 8 of those were in Westhaven.

One of the things I absolutely love about living in Franklin TN is its rich history.  Franklin was founded in 1799 and very few people actually know that one of the worst battles in the Civil War was fought here.  As a result, you will find several historic exhibits here.  Carnton Plantation is one of Franklin's most famous historic sites.

Brenthaven Home Sales in Brentwood TN saw an increase in closed sales from 4 homes in June to 5 homes in July. The good news is that the average selling price increased from $438,000 in June to $454,800 in July, a 4% increase. Brenthaven homes sold for 97% of listing price. There was a miniscule change in the average days on the market from 53 days in June to 54 days in July.  Well below the Brentwood average days on the market of 98 days.

Fieldstone Farms Home Sales in Franklin TN for July 2010 dropped by 50% from June to July with only 9 homes closing.  Fieldstone Farms homes closed during the month of July for 96% of listing price on average.  There was also a 1% increase in the average sales price from $298,188 in June to $301,666 in July.  However, Fieldstone Farms saw a jump in the average days on the market from 75 days in June to 121 days in July.

I was reading an article by Jake Luehrs, Help...from All the Rainmakers.  Everyone always wants to know how to write a featured post?  That got me thinking about all the ingredients involved in baking.  Oftentimes, there's a secret ingredient that makes the recipe especially good.  I have a secret ingredient in my chocolate chip cookies.  Not something that you would expect to find in cookies but, boy, they sure are good.

Brentwood TN Real Estate: Governors Club Home Sales for July 2010 saw a slight increase from 2 homes in June to 3 homes in July.  The average sales price increased from $856,000 in June to $1,140,000 in July, a 25% increase.  Average days on the market unfortunately increased from 26 days in June to 147 days in July.  However, it is not surprising that homes priced over $1M would be on the market longer.

The number of homes increased from 3 homes in June to 4 homes in July. However, the average sales price decreased from $479,503 in June to $401,364 in July, a 17% drop. Homes in Willowsprings sold on average for 94% of listing price. The average days on the market increased from 31 days in June to 93 days in July.

We saw a 25% decrease in the number of homes sold in Franklin TN for June versus July 2010.  However, the good news is that we saw a 7% increase in the average sold price from $404,950 in June to $433,985 in July.  Unfortunately, we also saw a 21% increase in average days on the market from 81 days in June to 102 days in July.  
Based on the numbers, it is also easy to see why the Franklin TN expireds didn't sell.  The average list price for the expireds is $126,000 over the average list price of what sold in … (0 comments)
