It's a common known fact that many people go to the Lake of the Ozarks for the holiday weekend.
This year if you want to stay safe be extra careful not to consume any of the water while swimming.
Recent testing has found levels of e. coli bacteria that are above the state's acceptable limits.

north kansas city real estate: Want To Know What Crime Is Going On In Your Neighborhood? - 07/02/08 11:25 AM
I've just learned of www.crimereports.com  .... a great website that no matter where you are in the U.S. you can put in an address or a zip code and see what kind of crime is happening in your neighborhood.
What a useful tool this could be when clients ask, "How's the Crime in this neighborhood?"
Just point them to the website!
It appeared that there was a place to also search for sex offenders.
They give you the option of signing up for e-mail notifications of crimes in a certain area.  Of course I had to sign up and see how … (22 comments)

north kansas city real estate: I Am Not Pleased With My Realtor.... So When The Listing Is Up..... He's History - 06/18/08 12:06 PM
Again this week I received a desperate call from a lovely Seller....
My heart just bleeds for these people.  She's hooked up with a REALTOR® that doesn't call and doesn't perform as we should.
He's too wrapped up in his own problems and is sharing his woes with his client. This could create a swarm of trouble, resulting in you losing a listing!
Is that what we should do?  Absolutely NOT!
Are these the agents that cause us to be associated with used car salespersons?  Absolutely.
In this trying time we all need to make an extra effort for our … (9 comments)

north kansas city real estate: A Couple Of Ways To Make Sure You Are Prepared For Disaster - 06/09/08 10:30 AM
I was sitting on my deck going over a list of things i've jotted down for May blog topics... boy am I behind, it's JUNE!  Time to get crackin'!
The weather here has blistering hot and humid which makes for great storm weather!
I'm sure you've heard about the devastating tornados that have his our area lately.  The tricky tornado wasn't particular with it's distruction: businesses, restuarants, schools and homes.
The damage was eye opening and sad.
It made me think to blog about a couple of ways that we can make sure, as homeowners, we are prepared for disaster.

north kansas city real estate: Changing the Perception of REALTORS®, One Person At A Time - 05/05/08 11:56 PM

Do any of you use Google Reader?  I do.  I have searches set up that correspond with the area I sell real estate in.
One day I was reading my Google Reader and found this woman who had posted on her blog about an experience she had with a REALTOR®, which made her decide to sell her home on her own.
I responded to her, giving her some information about the process that evidently her previous REALTOR® hadn't given her and gave her some ideas where she could market her home since she was trying to sell it on her own.
She was very … (13 comments)

north kansas city real estate: Real Estate In Kansas City is Hopping - 04/18/08 06:50 AM
I've been trying to spread the word that real estate in Kansas City is alive, well and striving... even Realty Times recently wrote and article about the Kansas City Market, you can read it here:  http://realtytimes.com/rtpages/20080411_hotmarket.htm
We're finally seeing Spring, some of the homes that have been on the market for quite some time are now being selected as buyers choice of homes.
What's even better, my grass is getting greeeeeeen!  I hate the dull and drab colors of winter.

north kansas city real estate: First Time Buyers Beware: "That's Only On Television" - 03/04/08 02:54 AM
I've been showing a lot of first time buyers lately that have been watching a lot of television shows that show home remodeling, home decorating, and home buying.
Don't get me wrong, most of those shows are full of useful information, remodeling and decorating ideas and they can even give you tips on things to look for when shopping for a home that could be problematic... so they can be useful.
But please keep in mind that these are nationwide shows, some are even shot in Canada, and not everything they say apply to every area of the country.
Remodeling projects that they say … (21 comments)

I really feel like I've been missing a lot by not being around here... and I miss all of you!
But honestly when I said that Real Estate was picking up in Kansas City North, I wasn't kidding.
I've been showing houses like crazy!  Every been in a house that was vacant and it was colder in the house than it was outside, or at least "felt" that way.  My little mittens have been getting a work out.
Hopefully we are in for some warmer weather in the near future!

I'll be back shortly, but in the meantime if you need help with your Kansas … (2 comments)

I had a call today from someone who was looking to buy a home, well he said he wanted to buy a home and we made an appointment for him to see one..... but when I mentioned in the meantime he needed to get pre-approved... he didn't like that idea.
Things that make you go Hmmmmmm....
I have been much busier lately with willing and ready buyers.... and I'd love to have more clients!
But I'm sorry, I am not going around and showing homes to folks that don't like the idea of getting pre-approved.  My first thought is "what are they hiding?"

north kansas city real estate: Pucker Up Baby! - 02/07/08 03:16 AM
Not that long ago I posted about the funky way hotels clean their room drinking glasses and how it could make you sick.
Well today I heard about how the slices of lemon that are placed on the edge of your glass could carry bacteria and other things that you wouldn't want to put in your mouth.
So, if you are planning on doing a little puckering on Valentines Day at your local restuarant tell them NO LEMON!

north kansas city real estate: Roses Are Red, Violets Are Blue.....Who's Going To Pay More? You You You - 02/01/08 06:10 AM
Valentine's Day is coming up soon.  Do you buy your sweetheart roses for Valentine's Day?
I've told my husband NOT to EVER buy me roses on Valentines Day.  No, I'm not crazy, but I think the price that they jack them up to is ridiculous.  Besides, he buys me roses all year around.
Now they are saying with the rise in gas prices some florist say they are paying as much as 15% more for their roses.
Now if you would prefer to buy your sweetheart a new home for Valentine's Day this year I can sure help you with your North Kansas … (5 comments)

north kansas city real estate: The 3 Ugly Boxes Are Being Implemented On Appraisals In Kansas City - 01/23/08 02:59 AM
Now mind you we've been told  this has only happened in condo/loft section of town.... but it's something to think about.
There evidently are three boxes on appraisals here in this part of the country that have just been sitting there and not being used.
Declining Market   Over Supply   Over 6 months marketing timeIt's my understanding from yesterday's sales meeting that any of these three little boxes are checked by the Appraiser during the appraisal and the buyer was acquiring a conventional loan and was putting down 5%, upon the checking of one of these boxes the buyer will be required to … (11 comments)

north kansas city real estate: One Way To Deal With Your Rotten Neighbors - 01/22/08 03:10 AM
I was totally shocked when I saw this on msnbc.com and they give you the option of embedding it in your blog or website, so I'm sharing it with you!
There was this guy and he and his wife moved into a new place and they had a smelly neighbor.  I guess they tried several different ways to remedy the situation.  When nothing worked he made a website called www.rottenneighbor.com.
I've tried to get on the website to check it out, but it must be receiving so much traffic that you can't access it.
Evidently the idea has really taken off!  Watch this … (15 comments)

north kansas city real estate: How To Succeed In 2008 - 01/17/08 07:45 AM
Sometimes we give up before we should.... and don't accomplish what we could!  My Broker is a wonderful woman who had the following video clip shown at our sales meeting this week.  She's always encouraging us to do the best we can and this video really sent it home! In this time when things are more difficult that we are accustom to, we must try harder for success.
Make it a GREAT 2008!
