Here's an idea, probably most of you old timers remember this drill. Take the clients out showing, then feed them and feed them well. Just like in a family setting, bounding at the dinner table is good for you and your clients. Things come up in conversation, problems can be worked out, plans can be made. Everyone is present and can add to the topic. I look back at what my kids discussed and have realized that most of those conversations still continue today. Now, with mapping of properties online, consumers are able to drive by the home before they even call us:) Certainly, that first impression of a nice, neat yard encourages them to want to see more, which then, makes them call their Realtor. I suggest to my clients to pick up some bark mulch and fill in those flower and shrubbery beds and islands. Planting some flowers, annuals, provides nice color to mix in with the shrubs and lawn. Our Small Group Meeting today was very good! Thank you for your contributions and for going over the assignment so thoroughly. Certainly, it makes an impact on our business to know that we have the support of each other. Once a month, I look forward to our group gathering. I say, why not, give it a try.  It may impact the industry just for one day, but, that would be costly for them.  If our voices are never heard, if no protest is made, they will continue to take advantage of us even more!

What to do with this listing?  You can suggest many things to the Sellers, but, if the Buyers expect new and beautiful, wow, harder to market than I thought.  Yes, the obvious, dropping the price and we have, but, where are the folks who do like to paint, clean and decorate to get a house under market price?  They must have bought their projects for this spring already.  LOL!  Some of my investors are saying that they have so much work right now, that they have to pass this one up.  Can you imagine?  I obviously need more investors!  I need … (5 comments)

Just a short blog to say to all you Mom's, whether you are male or female, enjoy the day!  You deserve it, you probably haven't taken a minute for yourself since this date, last year!  My Mom passed when I was twenty, from cancer.  We lost her fast.  My Dad became my Mom after that.  He taught me many cooking tips, cleaning tips, and assisted me in life choices.  I truly was lucky that my Dad stepped into the Mom role.   He was a great help planning my wedding day, too.  Did I mention, he was a Marine?  Needless to say, … (3 comments)

How many times do you find a client with a specific need?  I would like to hear how you research to find that specific product. Not just the mls, but, what do you do, to go over and beyond for your client?
Some of these products are rare, yet, certain clients have difficulty finding that dream home.
