The Westport, Connecticut real estate market is still declining. The slowdown earlier in the year can be attributed in part to the power outages and flooding that accompanied Tropical Storm Irene and the freak October snowstorm that caused power outages. However, the 3 month comparison shows that despite the mild winter both the number of sales and market prices have continued to decline.

The Greens Farms, Connecticut real estate market is showing signs of picking up. The slowdown earlier in the year can be attributed in part to the season and the freak October snow storm and accompanying power outages. However, the 3 month comparison shows that while sales haven't increased, prices are on the rise.

At long last, the new train station which has been in the works for the past ten years is finally expected to begin service on Monday, December 5th. 
New stops on train lines have long been known to boost property values.  City planners have aptly named this THE TRAIN STATION EFFECT.  Studies have shown that a new train station can boost prices between 14-18% within a one mile radius of a new stop on a train line. This train line, Metro North, goes to Manhattan, making it particularly desirable.

Celebrating the end of summer. It was the end of a long holiday weekend, the Labor Day weekend, but I had to work all day and at the end, I just wanted to celebrate the end of summer with my husband in a special way.

The town of Fairfield is requiring residents in the Fairfield Beach area to evacuate their homes tomorrow (Saturday) by 4 PM. No mandatory evacuations are planned for Black Rock at this time, however, please remember that we did have last minute evacuations during Hurricane Gloria. I was one of the people who evacuated and it wasn't easy as there were live power lines down and trees in the road as I tried to leave. If you are planning to leave, it would be best to do it during the day tomorrow rather than waiting until the storm arrives.

Did you know that there is a real estate phenomenon known as "the Whole Foods effect?" Apparently, entire neighborhoods have been transformed by the presence of a Whole Foods store. Google the keywords WHOLE FOODS EFFECT and see. I'm not making this up.
A 2007 study in Portland, Oregon found that property values typically go up by about 17.5% percent if you live near a Whole Foods store.
