Am pretty much chicken fried. Been working on our real estate seminar basically around the clock for about five weeks. 
It's showtime tomorrow morning. There are between 35 and 40 people coming. That's how many new people, homeowner, buyer people, we have an opportunity to inform and help that we have never met before.
Have rehearsed it 4 times in the last three days. Once for the local newspaper. The last run through had the passion.  To an empty room after we set it up this afternoon. The slides flowed, the projector worked like it should, and we've got our game face on.

 This is one of the charts off a PowerPoint slide from our real estate seminar.It addresses the South Lake Tahoe Real Estate Housing Cycle since the early 1970's. Here Median Sold Prices are represented. One will notice there are "flat" periods, or "plateaus", in the '80's and '90's. Where the chart indicates the same median sold price throughout, there was in actuality some variance in value, but year-end results remained essentially the same.
