What Happens If The $8000 Tax Credit is Allowed to Expire? - 09/26/09 12:08 PM
As of now, the first time home buyer credit expires the end of November. Adding to the difficulty the new FHA guidelines, which require the re-certification of all condo projects, becomes effective October 1st. The sad truth is that unless the buyer is solidly into an escrow right now, they most likely can't get their deal closed in time for the November deadline. The question is what happens to our real estate market if the credit does expire?

We need some solutions....my buyers are on the last day and find out they are $15,000 short and the sellers are trying to close on a new home they bought in another state on Wednesday....this is not right.

Appraisal Nightmares Continue.....Appraisal Reviews - 09/25/09 07:02 PM
I'm losing a deal this afternoon......we got the original appraisal $15,000 less than we offered, we had asked for $12,000 in closing costs. So the seller came down to $425,000 which was the appraisal value and the buyer borrowed more money for the closing costs. 
Today....we are supposed to close on Monday.....the underwriting appraisal review came back and told us that it's only worth $410,000. Another $15,000. There are some bank-owned homes down in that range which closed....but they were mold-infested and missing entire kitchens...ours is in great shape.

I have to call my first time home buyers and tell them the purchase just died. We stretched to get the deal together. They are FHA buyers using every spare dime to get the 3.5% and closing costs. We wrote the offer on the short sale in early May.
First strike: the appraisal came in $7000 less than the offer price. But they went to family and got the extra money.
Second strike: The city required the de-conversion of a garage from a bedroom to a garage. The seller refused to pay for this so I did from my commission.

This has been said 100s of times....in Internet blogs, in office meetings, on long phone calls to sellers....and yet, it continues. The inability of lenders to move on short sales. They have loss mitigation departments for his very reason. We are here to offer them a qualified buyer ready to buy....and they will save money by taking a fair market price and getting this off the books.

More and more I'm seeing listings of equity sellers saying "as-is." I understand.....with all the foreclosures and short sales, why should an equity seller offer to make repairs and reduce their proceeds. Aren't these foreclosures already hurting their equity? Steading Our Emotions In a Heated Market...Real Estate Is Not Vegas! - 09/14/09 10:39 AM
My market is crazy right now....every well-priced home has multiple offers over asking price. I feel like I'm sitting at the High Stakes Roulette Table watching the ball spin around to see which buyer it's going to land on.
Sometimes the home is listed artificially low to invite multiple offers but also right now prices are just low and there are equity sellers who are pricing realistically. The emotions are running high around here. My buyers see homes they want and we can't simply write offers, get counters and come to agreement anymore. It's definitely a sellers market right now.

This is a hummer trip we took in Moab. This driver surprised us by veering off the main road and heading straight up the cliff in front of us. We were out fo 4 hours and enjoyed the most beautiful sunset I've ever seen. The sun disappeared over the Colorado River and the colors just bounced off the surrounding rocks. Now....MY JEEP? Our market is hot.....more and more listings are now asking us to write offers without the appraisal contingency. Scary! But...with a little homework....it can put the buyer in a strong position to get the home. The problem is that with so many offers on all these homes, people will over-offer and hope that the seller will renegotiate if the appraisal comes in lower....and normally, they do.
This prevents someone from offering $600,000 on a house which will appraise at $550,000 and outbid the other offers. Makes sense to me!

I'm looking forward to the day I wake up and find good news in my inbox about financing....but it's probably a long time away yet. This morning I found a pdf from my lender on FHA financing. Realtors...With Impersonal Direct Lenders and Lack of Trust in Mortgage Brokers, We Need To Know Our Stuff - 09/02/09 04:21 PM
I remember a few short years ago I was relieved when a buyer was using their own direct lender. The representative at their local branch or even someone in the main branch of say a Bank of America or Citibank. No more....even though many listing agents require a pre-qualification from a direct lender, they are by far the worst lenders we can work with now.
1) 45-60 days to close a conventional loan

Utah Road Trip: Day 4 - 09/02/09 02:38 PM
I dislike traveling by airplane....things end too quickly. The road trip is an adventure by itself it doesn't matter where you are going, you are doing it slowly, even going home slowly. This morning we left Moab, but the day was a driving day through more scenery. There are thousands of acres of land...every turn of the road inspires a gasp.

Utah Road Trip: Day 3 - 09/02/09 01:47 PM
Before I even start....I will have more pictures soon. Our only full day in Moab was spent on the Colorado River and I used a disposable waterproof camera. We need to get this developed the old fashioned way....by waiting for pictures to develop.
We started the day as we ended yesterday, at the Moab Adventure Center. At 8am we were fitted with life jackets and boarded the bus to take us up river. The drive alone was beautiful! Utah Road Trip: Day 2 - 09/02/09 12:07 PM
I went to college in Illinois and normally drove I-70 across Utah, Colorado, Kansas and Missouri.....this is by far the most beautiful scenery. During the cold months, I'd "resort" to Route 66. Last February I took that Southern Route...which I posted then. But this time, I won't be headed all the way to Illinois, just Utah.
The 100 miles or so from Richfield, Utah heading East is one of my favorite drives. I discovered it on those drives back and forth to college, and have always loved it. I think one of the reasons is that it's so unexpected. Incredible views … (0 comments)
