On September 7, 2010, the Obama Administration implemented the long awaited help to struggling homeowners facing foreclosure. It's a plan that supposedly is to help at least 500,000 distressed homeowners throughout the U.S.
I wrote an article on Sacramento Real Estate Voice about this plan and how I thought it would help or NOT.

Sacramento, before your head hits the pillow on Saturday night, set your clocks ahead one hour. Some think they lose an hour and others just go to be earlier or stay in bed longer.
Springing ahead, makes me think positive. And gosh knows we need a little positive these days, don't you think?
I actually have daffodils that think it's Spring. The trees are blossoming and the warmer weather is here.
This means, home buyers are out looking at real estate. The home buyers are looking at your home for sale on the Internet and comparing prices in the neighborhoods.

Everyone living in Sacramento County, Placer County, Yolo County and El Dorado County needs to read this.
A recent home buyer, and now homeowner and friend living in Natomas, CA called me this week.  
While gardening in her backyard in the afternoon, this Sacramento County new homeowner noticed a swarm of mosquitoes.
Since we have a record number of foreclosures, short sales and abandoned houses this is a call to action for all neighbors. 
Sometimes, the homeowner has abandoned their house.  It takes the bank awhile before they realizes this.  In the meantime, no one is taking care of that broken sprinkler, a pool with no chemicals or a pond with standing water.

Happy Thanksgiving! There is some good news for those facing Foreclosure in Real Estate for the Sacramento area and all over California for that matter.
This week, Governor Schwarzenegger met with 4 of the largest loan servicers who are servicing subprime loans. The Governor asked these loan servicers to voluntarily agree to NOT adjust mortgage rates on their subprime loans which constitute 25% of their real estate loans.  California rates twice the National Average in Forecosures. This is having quite an impact on our economy here in California.

Have Homeowners left their houses and their homes are bringing the value of your neighborhood down?
Have you figured out that the home with brown grass is a Foreclosure or Bank Owned?
Have you noticed that no one seems to be taking care of that house next door or down the street?
Is there a For Sale sign that says Bank Owned and the grass is brown and weeds are growing?

Going Once, Going Twice...SOLD to the HIGHEST bidder who now has overpaid on a piece of the American Dream!  
If you haven't heard, on June 23rd at Cal Expo there will be 107 Sacramento area bank-owned houses put on the auctioning block that have been repossessed.
 
Some folks unfortunately, will get caught up in this and over pay during the frenzy of the moment. That's what the Banks are counting on and there will be those that won't let the Banks down.

Sacramento, the surrounding areas as well as the State of California is experiencing the results of homeowners that couldn't afford to purchase a home, bad lending practices and shady deals.  
You add all that up together and you have Short Sales and Foreclosures. Now, here come the Auction Companies. I'm not saying that all Auction companies are bad. Just as there are bad Real Estate Agents and bad Lenders, there are bad Auction Companies.

Is your house for sale?  If you live in Sacramento County, selling a house is a difficult proposition.  That's why it is essential that you invest the time to check out a Realtor before hiring them with the largest asset you own.
 
Unless you live in a tunnel, I'm sure that you heard this week on the news about the incredible number of Foreclosures in Sacramento County. Tracy Salzan, president of the Sacramento Association of Realtors stated on the news that more than 7,000 homeowners have defaulted on their loans, leaving thousands of homes in foreclosure.
