The number of Home Sales in Chestnut Springs in 2013 is exactly equal to the sales in 2012 for the same time period! That's not that unusual since inventory has remained low.
Chestnut Springs did see the prices go up and the days on the market go down. Both moving in the right direction for these homeowners.

Raintree Forest is finally seeing the same prices homeowners were used to seeing in the market's peak years of 2007 and 2008. Prices increased on average 11% compared to the same time in 2012.
The number of transactions has not returned to the all time high in 2006 but then that was the year that Nissan moved their corporate headquarters to Franklin TN.

The Brentwood TN Real Estate Market was hopping the first quarter of 2013. Both Sales and Prices were up compared to the same period in 2012.
 
 
In April sales were up over 30% in Williamson County compared with April of 2012. 384 Single family homes closed compared to 293 in 2012. The Williamson County Association of Realtors said that sales have not been this brisk since the spring of 2007.

Raintree Forest is showing remarkable activity this spring. The First Quarter was a little slow with only 1 Closing compared to 4 closings in the first quarter of 2012. But that was just the start of the 2013 market!

Raintree Forest presents the perfect picture of the 2012 Williamson County Real Estate market. Steady, or increasing sales, prices headed up and unusually low inventory.
There are currently 4 active listings with an average asking price of $532,448. With 17 sales in 2012, 4 listings is less than a 3 month supply of inventory.

Homes Sales in Chenoweth for 2012 were very consistant with those of 2010. The Sales prices here appear to be down somewhat but that is not really the case.
The average Price /square foot ($/sqft) is actually up. The Average $/sqft in 2011 was $123.74. It increase to $129/sqft in the same reporting period of 2012. That's up just over 4%. Better than the average increase in Brentwood.

The Brentwood TN Real Estate Market has picked up steam in the second half of 2012. Sales are up 15% and prices are moving up too. In the numbers below there were 14 homes priced over $1 million in 2011 and 20 in 2012!
 
New Construction is strong in the Brentwood Real Estate market. Brentwood currently has 354 Active listings with an average list price of $851,871. Of those, 92 are new homes under construction. There are 104 Pendings, of which 78 are new construction.

3rd Quarter Market Report 2012

Raintree Forest  saw a nice increase in the number of homes sold AND their average sales price.
The increases in the sales price is slightly exaggerated because there were 2 larger sales in 2012 that accounted for part of the average price increase. By looking at the price sold per square foot ($/sqft) the numbers still went up by 3%. Much better than the falling prices we have experienced over the past few years.
Days on the market are down and the number of active listings is very low.

The Chenoweth subdivision has shown remarkable consistency in the past year. Sales show a down number but when so few houses sell in a neighborhood, one needs to look at the bigger picture. Looking through to the sales in July and August, both years show 7 total sales.
The prices also appear to have decreased but the true story is that the average square footage of the homes sold in 2011 was 4100 and that decreased to 3724 in 2012.
