The Irvine Company and its owner Donald Bren has gifted a rugged 20,000 acre parcel of land to the County of Orange.
This 20,000-acre parcel at Black Star Ranch was part of original Irvine Ranch, landscape of steep canyons, native grassland and sycamore woodland, home to golden eagles, mountain lions and dozens of rare and endangered species of plants and animals.

We've been working with a client who wants to buy a home here at Orange County in the range of about $550k and get a 30 year fixed conforming rate loan. Good news for this buyer and amazing that he can get a $417k conforming loan at less than 4.5% fixed rate for 30 years, and his monthly payment would be about $2,150.

 The ORANGE COUNTY FAIRGROUNDS property at Costa Mesa
This CA state owned property was subject of land use election on June 9, 2010, when voters confirmed its use as fairgrounds and agricultural.
The CA Governator office has now reached tentative agreement for sale of this OC Fairgrounds property to the City of Costa Mesa as buyer with down payment at $19.2 million and total purchase price to be $96 million.

Orange County Housing Market Trend Favors Sellers - Low Inventory of Listed Homes - 06/24/10 01:30 PM
 
The Orange County, CA, supply of resale homes listed for sale in May 2010 dropped to five months and 24 days. 
It would theoretically take that long to sell all homes now listed at the May 2010 sales pace.

That's the lowest O.C.'s "unsold inventory" has been during 2010 and among the lowest since the housing boom ended in 2005.  This trend definitely favors the sellers. 
O.C.'s May 2010 inventory is below a countywide average dating back to the early 1990s, and the average supply of listed homes during that time is 7.8 months.  
 The O.C. decreased inventory is perhaps because of spike in sales.

Orange County Property Values Should be Helped by Recent Private Business Employer Hiring - 06/19/10 12:39 PM
The Orange County economy and property values should be helped by recent news of private business hiring.
Orange County employers increased hiring in May for the fourth month in a row, and unemployment was down to 9.2% from 9.5% in April. 
Unemployment at OC is still too high, and jobs need to be encouraged in the private business sector (not government jobs).
The 9,100 new local jobs created in May was the highest since February's 10,600.  This hiring was not just a temporary boost.  Excluding federal employment, Orange County's private employers added 7,300 net new positions.

The Los Angeles Lakers defeat the Boston Celtics and win the National Basketball Association championship.

The Pacific Symphony has scheduled five concerts at Verizon Wireless Amphitheater, Irvine, again this summer.  These concerts are expected to cover a range from Rachmaninoff to John Denver and "Rocky Mountain High".
The summer season opens on July 4 with a salute to John Denver.  Vocalist Jim Curry will stand in for Denver and sing his tribute.  

Pops conductor Richard Kaufman, who worked with Denver for more than 20 years, and the orchestra accompany Curry with the original orchestrations by Lee Holdridge, and add patriotic fare and fireworks.

HOAs in California Can't Collect Delinquent Unpaid Assessments from Buyers - 06/13/10 05:33 PM

Some homeowner associations in CA at common interest developmenrs are losing money these days, because delinquent assessments are unpaid, and homes are sold through short sale and being foreclosed on. 
QUESTION:  Can the HOA in CA require buyers to pay for unpaid assessments owed by the prior owner?  Can the HOA amend its CC&Rs to state that a purchaser of a unit pay delinquent assessment from prior owners?

ANSWER:  No.  The buyer of a property in CA is not personally liable for the delinquent HOA assessments of prior owners.  Civil Code 1466, Mountain Home v. Pine Mountain.
