On the Columbia SC Real Estate Blog, each week I am going to cover the best foreclosures in specific areas such as Irmo, Lexington, Chapin, etc.  Today, I am going to start this off covering a couple houses within the Lexington SC Real Estate Market

I have talked about Columbia SC Real Estate Foreclosures many times before, and how you can make money on them.  I love investment properties and they are my favorite to sell. 

Within Lexington SC Real Estate, we have a number of homes on the market.  Of course, many of them are new, and builders are slashing prices.  New homes in Lexington SC are an abundant part of the market, and they can be picked up for a great savings.

I am going to start off with 234 Palmer Drive within the Golden Hills Neighborhood.  Golden Hills in Lexington SC Real Estate is a prestegious Golf neighborhood located right off of 378 in the middle of Lexington.  Rarely will you find a deal in here, much less a foreclosure. 

Featuring 5 bedrooms and 3.5 baths, this home was built for a king.  Having 3700 square feet, there is plenty of room!

This beautiful home is listed over $50,000 below market value and is in near move in condition.  If you are a Columbia SC Real Estate investor or buyer, this would be a great home.

In one of my favorite neighborhoods, Kellers Pond in Lexington SC Real Estate, which was built by Essex Homes, we have one of the first foreclosures available.  This brick/vinyl home is 2170 sq feet and contains 3 bed and 2 bathrooms.  It does have a 2 car garage.  Listed at $175,900, this beauty will not last long.

Columbia SC Real Estate Neighborhoods - What makes a great neighborhood?

Columbia SC Real Estate neighborhoods are the bread and butter of any Columbia South Carolina Real Estate agent.  Within the different communities, such as Irmo Real Estate, Lexington Real Estate, Chapin Real Estate and of course Lake Murray Real Estate, there are several great neighborhoods.

I have written in the past on Quail Valley in Columbia, as well as Forty Love in Chapin and Ascot Irmo SC Real Estate.   These are 2 prime examples of neighborhoods which have a staying power in this market.  These homes sell well in any market, as well as they have a desire. 

These 2 neighborhoods are polar opposites of each other.  These neighborhoods highlight differences for key different buyers and sellers.

Of course, Forty Love is a higher end neighborhood located in the Chapin part of Lake Murray.  This neighborhood has homes that can reach over $1 million.  However, Quail Valley is a strong, central middle class neighborhood which has been around for decades.  The prices of Quail Valley rarely reach above $230,000.

What makes a great Columbia SC Real Estate neighborhood you ask?  There are obviously a good couple of items I could point out.

First and foremost, in my opinion, is staying power.  Do people move every 2 years out of the neighborhood?  Are there a lot of foreclosures or bank owned homes in the neighborhood?  Does the Columbia South Carolina Real Estate neighborhood fee like a tight knit community.

If you answered yes to all these, more than likely your neighborhood will always be at the top in sales with lower days on market.  If you have a desirable neighborhood, ie: one that does not have a huge amount of inventory on the market, buyers are less likely to be able to get the price down on your home.

If you have a tight knit neighborhood, such as Quail Valley, where people stay upwards 30 years and everyone knows everyone, your neighborhood will seem safe, secluded, and most importantly desirable.

A realtor who I look at who knows about true neighborhoods, how they are valuable in the hyper local sense of Real Estate is Greg Swann of Phoenix, AZ Real Estate.  He works key areas within Phoenix and makes it his business to know each person, home, and the history of each home.

Irmo SC Real Estate Market Report June 2008

Within the month of June of 2008 within Irmo SC Real Estate (also known as CMLS Area 1) there was a great deal of activity.  As I have said before, Irmo SC Real Estate is one of the best areas in my opinion of Columbia South Carolina Real Estate. 

Within the month of June, there were 123 closed single family residential listings within Irmo SC Real Estate.  The average close price for this area of Columbia SC Real Estate was $164,000

In the same period of time in the year 2007 within Irmo South Carolina Real estate, there were 149 homes closed.  Therefore, we have seen a decent decrease this year, as everyone expects.  A plus is the house values remain unchanged.  In 2007, the average home price closed as $164,000, just like this year.

On the flip side of things, during that time in the Irmo SC Real Estate market, there were 727 homes marked as active on the market.  If you look at it from this angle, currently there are 5.91 months of inventory on the market.  Currently, the average price of single family homes homes listed within Irmo SC Real Estate is $171,000.  Once again, pricing your Columbia SC Real Estate homes to sell is extremely important in our current market. 

The big thing to remember at the moment, as stated above, is price your Columbia SC Real Estate homes appropriately.  If you are not willing to do that, then it is probably best that you wait a couple of months for the market to adjust.

When Things go Wrong While Purchasing Columbia SC Real Estate

I am not going to kid you, things do often go wrong or sideways in a Columbia SC Real Estate transaction.  Things do sometimes take a nosedive. But don't worry, things can always get better!

These days, the major thing we see going wrong with a Columbia SC Real Estate transaction is financing.  These days, we always have problems with financing when we least expect it.  The most important thing for you to remember is "Don't Worry".  Things will get better.

The most important way to combat these problems before they start is first off, have a great Columbia SC Real Estate agent who is seasoned and knows how to deal with problems.  Equally, have a great Columbia SC Real Estate mortgage broker or banker.  With these 2 people on your team, the transaction should go smoothly.

Also of great importance, when a lender or real estate agent asks you for a form, tax return, etc...get it to them in a timely fashion.  For example, the FHA has a form that everyone must sign.  This is often overlooked by a purchaser or seller, but it must be done.

Right now, we are seeing a lot of Columbia SC Real Estate appraisals go to field review.  If the house you are purchasing is worth what you are paying, then you will have no problems.  It is one of those stressful hiccups that happen.  Life happens, we have to deal with it. 

Other things can include complete denial of financing from the original lender for your Columbia South Carolina Real Estate.  This is a larger deal.  At this point, you need that great mortgage broker.  They will sit down, weigh your options, and hopefully be able to place you with another company.  At this point, the words 'try try again' come to mind.  Keep the spirits up.


The most important thing is not to get stressed out.  Don't give up.  It will work out!

 

Irmo SC Real Estate and What it's All About

If you are new to the Columbia SC Real Estate area, you may have heard about this place called Irmo.  Irmo, is a town, yes, but largely...it is a place.  A large area from St. Andrew's Road at Broad River Rd all the way to the beginning of Chapin.

Much of the Irmo SC Real Estate Market (including Irmo High School) isn't really Irmo at all.  In Columbia, we frequently call the area mentioned above Irmo, and that is the area I will be talking about today.  I actually grew up in Irmo, living there until I was 20.  My parents still live and work in Irmo.

Irmo first began to boom in the 1970's with the creation of some of the great neighborhoods we know.  Starting off with Whitehall as it's first real neighborhood, it quickly blossomed to be the largest suburb of the Columbia SC Real Estate Market.  Now holding established neighborhoods such as Quail Valley which is in Columbia, SC, as well as Coldstream, Ascot, Ashford, and several other neighborhoods, Irmo is a great place to live!

Irmo is considered to be in the best school district in the midlands, Lexington/Richland district 5.  This school district has won numerous awards, as well as placed highly, if not at the top, of the SAT challenges each year.  The Irmo area consists of 2 high schools, Irmo High School in Columbia and Dutch Fork High School in Irmo. 

There are plenty of things to do in Irmo, especially these days.  The vast amount of Restraunts on Harbison Blvd, as well as Lake Murray Blvd, mean you will never go hungry.  The Beautiful Lake Murray is truly to die for, as well, Lake Murray Real Estate is the cream of the crop here in the Columbia SC Real Estate Market. 

Typically, Irmo SC Real Estate has 2 zipcodes, 29212 and 29063.  29212 is a Columbia zip code, but falls into the Irmo area.  As well, Irmo SC Real Estate is in both Richland and Lexington Counties. 

Yearly, Irmo holds the Okra Strut.  Yes, the Okra Strut.  The Irmo Okra Strut was started by the Lake Murray - Irmo Women's Club in 1973.  It still goes strong today celebrating that wonderful food, Okra. 

In addition to all of the above, Irmo SC Real Estate has some of the best prices around.  With an average sales price of $152,000, most people can afford to live in Irmo.  As well, there are plenty of houses over $1 million.  No matter whether you are looking for a starter home, or that beautiful Lake Murray Real Estate home, Irmo is a great place for you!

 

Lexington SC Real Estate - Why Lexington is a booming area!

If you are from the Columbia SC Real Estate market area, you probably remember when across the Lake Murray dam was a small town called Lexington.  Well, not anymore. 

Believe it or not, Lexington is the happening place to live now!  Growing each and every day, Lexington has a ton of new neighborhoods, as well as a ton of neighborhoods in the works.

In addition to new construction, Lexington now has everything from Walmart, to Lowes, Home Depot, Movies, restaurants, cigar shops...need I go on?  It's like a small version of Harbison Blvd. 

Why do people want to live in Lexington?  Well, first off, Lexington SC Real Estate is close to everything.  You are minutes to Irmo, Columbia, I-20 and I-26. 

Second off, the schools.  Lexington 1 is considered to be the top school district in South Carolina.  With Lexington High School leading the way with a new stadium and a ton of new construction on the campus, the Lexington One School board has plans for new elementary and middle schools with a new one that seems to be opening each and every year. 

I love Lexington.  Last year, I finally moved across the dam from Irmo and to Lexington.  I don't believe I will be leaving anytime soon!

Long ago are the days when the Lexington SC Real Estate market area were considered "backwards", now this great area is a hotbed for culture and fun!

 

The Most Expensive Homes in Columbia SC Real Estate

While I love telling all of you about Columbia SC Real Estate, I thought it would be fun to be just a bit gluttonous.  To desire what some wish to, to explore the human condition. 

Today I am going to write about the most expensive houses in the Columbia SC Real Estate Market.  Of course, a good number of them are Lake Murray Real Estate.  That is completely obvious.  Well, lets do it! Time for some fun.

While there is one more expensive than all the others, the pictures do not do it justice.  That will be a topic for another day. They were taken with a normal, film camera and then scanned, yes, scanned, on a low DPI scanner.  They are deplorable. 

Our number two most expensive house in the Columbia SC Real Estate is Lake Murray Real Estate.

There you go.  Those are the top 3 most expensive homes in Columbia SC Real Estate.  To be completely honest, I left 2 properties out.  The pictures were horrible, atrocious, do I need to go on?

 

Tomorrow I am going to write about these properties.  I am truly upset that someone would market a home like that.  Not just because it is expensive, but because it is someones home.  Someones most valuable asset.  But hey, that is why I am different. 

I believe in Marketing Columbia SC Real Estate in the best way possible.  At least, that means clear pictures.  From there on up, the sky is the limit. 

Barry Cunningham has recently been very outspoken on pictures.  Why would you not have good, clear, honest pictures of a listing?  Why wouldn't you have more than 1 photo?  Photos do help sell houses, and they are cheap.  If an agent can't take good pictures, just pay someone $100 to take good pictures. 

Sorry, I am off my soapbox for the evening, it is just I feel so strongly about marketing homes.

 

Buying Columbia SC Real Estate and Calling on Yard Signs

I get the call from a Columbia SC Real Estate Buyer all the time, "How much is the house listed at 123 Main Street".  Of course, I will tell you.  But I also want to know a bit more.  I ask things like, "Is your house already listed".  The majority answer is NO!

One question, If your house is not listed, why are you worried about looking at other houses?  This is of course assuming that you are not able to carry 2 mortgage payments for a good long while.  If you are, please call me!

Lets think about this.  You, a Columbia SC Real Estate buyer, wants to go look at properties in Quail Valley, Ascot, or any neighborhood.  You find the perfect house.  Nothing will compare to this house.  Now, lets put your home on the market.  By the time it sells, more than likely the property you are in love with has already sold.  At that point, you are comparing each and every house to that 'perfect' house you found when you were looking before.

In this Columbia SC Real Estate agent's opinion, when you are ready to purchase a house, make sure you are that...Ready!

Yesterday I wrote about a couple of Tips on Purchasing Columbia SC Real Estate.  I will add another one.

 

Make sure you are able to purchase Columbia SC Real Estate.  Speak with your banker, your mortgage broker, your real estate agent.  Make sure that you are financially able, in the eyes of a lean holder, to purchase a property.  I can generally find most people a loan through some of my partners. 

By having a pre qualification in hand, you will then be able to put in an offer and know you can afford it.  Usually, these pre qualifications will be subject to the sell of your current house.  Generally it is a good idea to get that house listed, if not under contract, in order to be safe in purchasing a new house.  Sellers do not like to take on contingencies when selling their Columbia SC Real Estate home.

If need be, you need to become a Columbia SC Real Estate seller, before becoming a buyer.  That way, we can make this transition as smooth as possible, and get you into the Columbia SC Real Estate Home that you want and deserve!

 

Tips to Make Sure Your Columbia SC Real Estate Offer is Accepted

Even though the media keeps on telling us that we are in a bad market, remember they are mostly preaching to South Florida as well as Southern California and several other areas.  The Columbia SC Real Estate market is still nice and strong.  However, buyers still have the upper hand. 

For example, I spoke about Wildewood properties in the Columbia SC Real Estate market the other day.  In that neighborhood, there is over a year worth of inventory.  Houses are still selling, however, there is a huge amount of competition between the listings due to the number on the market. 

So, what are the tips you want to know?


1. What is the Columbia SC Real Estate property truly worth in this market?

Have your Columbia SC Real Estate agent perform a CMA on the property.  This will take into affect a number of things

which have to do with the valuation of the property.  This is extremely important.  Many times home buyers ask me to

pull comps on the property.  That is good and everything, but a true Columbia SC Real Estate CMA is needed to

know what the property is worth. 

2. Make sure you are prepared to pay what you offer!  However, please be reasonable.

Make your offer in accordance with the CMA that you should have had your Columbia SC Real Estate Agent perform.   

Make the offer at what you expect to pay.  Don't send over low ball offers, offer what you are willing and expect to pay.

By working with an experienced Columbia SC Real Estate agent and doing some of your own research, a reasonable offer

can then be submitted.  Submitting a low-ball is not the way.  Be courteous to the seller.

3. Submit all necessary paperwork with your Columbia SC Real Estate offer!

All too often I receive an offer which is below asking price without anything but the offer.  Well, thank you for the offer,

but how do I know about the buyer?  Have they been approved?  What can they afford?  Etc ETc.  Give your Realtor the

information they need to get the offer accepted!

4. Negotiate, Negotiate, Negotiate!

At this point, you have already submitted your offer for the Columbia Real Estate you wish to purchase.  Can you now

now just sit back and relax?  NO!  It is time to negotiate!

Unfortunately, many agents are not skilled in the art of negotiation.  It is a fact.  I have walked all over agents (for my

clients good) and gotten everything my clients want.  If you are a buyer, you have the upper hand!  Be prepared to

negotiate with your Real Estate Agent!

5. Close the Home!

This goes without saying, after contract acceptance...the next step is closing.  Though it seems a long way off, it should

not be.  You should be able to close on your house, barring inspection problems, financing, etc.  Order your inspections.

Go over your inspections with your Columbia SC Real Estate agent.  After inspections are cleared...the next thing you are

waiting on is full loan approval and then a clear to close. 

 

 

After all this, you should be in your home!  Enjoy it!
