Well, I can no longer use one of my favorite selling points-- when people ask me to be sure that the properties they look at have a basement, so they can hunker down during the tornadoes, up to this point I have been able to say that "A tornado has never touched down in Sevier County"... and I was right!  But on April 27th just a little one (70 mph, 40 ft. wide) made a brief stop in Seymour, breaking the record that had stood since the beginning of recording of such things.

Most of the folks coming into town know a lot about Pigeon Forge and Gatlinburg (and generally have a favorite of the two!) but I want to put in a plug for Sevierville.  Pronounced "SEVERE-VUHL" (LIKE A SEVERE COLD) this town is home to more than 17,000 permanent residents, and is so much more than just the driveway to Pigeon Forge and Gatlinburg:)  It's the county seat, so has the courthouse and a quaint little downtown area, but also some lovely neighborhoods that are quiet and out of the traffic.  Homes that are not in the … (0 comments)

Locals have always said that in economic downturns, Sevier County is "the last to go and the first to come back" and that seems to be true once again.  There's a different feeling in the air around town these days, which very nearly resembles optimism!  Driving around town, there is active development and growth everywhere, and people are making long term commitments to our area.  Here's just a sample of what's happening:

I spoke with 3 local lenders in Sevier County, TN in the last couple of days who service loans in Gatlinburg, TN, Sevierville, TN and Pigeon Forge Tn.  I asked them about mortgage lending and why money was "so tight" and "not available" for those even with good credit scores.  All three of them looked at me like I was on another planet....
One said "it's a revolving door here--we're getting all kinds of re-financing and new loans...there's money to lend here!

Here is a current market report for 2-bedroom 2-bath homes sold in the Gatlinburg area (Gatlinburg, Pigeon Forge and Sevierville) in the last 90 days.  Before you digest this information, there's a couple of things you should be aware of:
1.  "DOM" or Days on market is somewhat fluid, as it will revert back to zero if a listing changes Realtors, or if it is withdrawn from the market for a day.  So, a property could have actually been on the market much longer than it shows currently.
