Greening Arizona Schools - Recently, while reading "Green Living Magazine", the Back to School Issue for August, 2011, I came across an interesting article that I'd like to share.  The article is titled, "Schools Going Green." 
As a Certified EcoBroker, I'm always interested in articles about homes, but also about every day living.  And what's more important than providing healthy spaces for our children, including their schools.  Children spend a full day in school, which increases their chances to being exposed to harmful chemicals.  If their school environment is healthy, then it makes sense that they would have an easier time … (11 comments)

History of Scottsdale, Arizona - Most everyone has read of Scottsdale's golf courses, resorts, fine dining, and shopping to name a few.  But do you know how Scottsdale began? 
Scottsdale is named after an Army Chaplain named Winfield, Scott.  But did you know that another town is also named for him in my home state?  It's an interesting coincidence since my father grew up in that small town in Kansas.  Too bad he isn't here to know the trivia and History of Scottsdale, Arizona!

What a sad day for the Caulk family.  Jamie's gifts and talents were many as is evident from what others have written about him.  Although I don't know the family, I can understand their pain.  Having lost both of my nephews, my sisters' boys, the pain is so strong that sometimes you just want to shake your head and say, "Why?"  I'll never feel the pain that my sister has felt for the past 17 years, but I will always remember the sweet smiles of her boys, the same as Missy and her family will always remember Jamie and his talents … (2 comments)

Have you tried Fiverr.com?  Today, while working on my Fan Page, I learned about a site that will work for $5 per task!  Amazing stuff.  I reviewed and joined the site and hired someone to create a sidebar for my Fan Page.  To me, this is an amazing price and not only that, he doesn't get paid until it's completed. 
The sellers on that site will do everything from voice overs to guitar picks made from recycled credit cards!  I'm sincerely thinking about offering the $5 to the guy who can ramp up the SEO for my website.  Now if … (4 comments)

Update to Green is Tough to Appraise

A couple of weeks ago, I wrote a post about an NAHB Emerald green remodeled home in the  Central section of
Phoenix.  The home was purchase as a foreclosure for
$46,000, remodeled extensively with green and
energy efficient features, and then resold.  I've been
watching to find out how the sales price compared to
the list price, in the hopes that it would appraise.
 
Eureka!  It has sold for $150,000 and the list pricewas $159,900!  The buyers used conventional financing so the home must have appraised for $150,00!!

Scottsdale Home Prices  -  It’s been an interesting year and not without much questioning as to where the market is headed.  Our Arizona Regional Multiple Listing Service (ARMLS) produces a new report, Pending Price Index (PPI.)  This report reflects prices per square foot as it relates to pending sales, data that is only available to the MLS. 
Information like the PPI is produced so that we can better predict where the market is headed.   It’s safe to say that we know prices will decline overall.  But do we know what will happen next year?  Not for another couple of months … (0 comments)

Enlightening Appraisal Forum - Todays Appraisal class was enlightening to say the least.   Our speaker, Appraiser Bill, has a real estate finance degree, has been appraising property in Maricopa County (Phoenix) for 26 years, and has sold real estate occasionally.             
Here are a few tidbits from todays class:
Appraisers are working 4 times as hard for half the pay (sounds very familiar)
HUD isn't requiring a stove or built in dishwasher as long as there is no open drywall and lines are capped;
HUD does require countertops;
Appraising property is not an exact science, but can be emotional;

 October Events in Metro Phoenix Area -  It's that time of year and around the country fall festivals, pumpkin patches and lots of outdoor activities have begun.  Here in Arizona, the locals usual defer to the Arizona Republic's online list of events which includesa plethora of anything and everything that is going on in the Valley. 
Schnepf Farms is once again starting their fall tradition TODAY through October 30 from 10 am - 9 pm of serving chile, cornbread, warm brownies and sweet roasted corn with lots of events to boot.
