Okay.  I know snoozed and losed aren't real words.  I just wanted to get your attention.  Story time.  
I recently had some buyers that found the perfect home for them.  It was a home priced under market value in South West Fort Wayne.  The size was perfect, the area was perfect, and it had a pond in the back yard.  Oh, and It was priced $20,000 less than the other homes I have showed them.  Did I already say it was perfect for them??

We aren't even going to pretend that this incredible home was an easy one to sell.  It features close to 5,000 square feet of total living space, an inground salt water pool, a second full kitchen AND sauna in the basement, a master bathroom that has marble tile, a jet tub, a steam shower, and even a towel warmer.

I am not a fan of pushy sales people.  Not one single bit.  When I walk through the mall (the two times a year that happens) I get so annoyed at the people in the kiosks trying to push things on to me.  No...  I don't want a massage.  No...  I don't want my eyebrows plucked.  No...  I don't want to try that skin cream. 
When Amanda and I bought our home in Fort Wayne our Realtor was pushy.  She tried to talk us into buying one of her listings that wasn't even close what we wanted.

ABSO-FRICKIN-LUTELY!  
If a home is priced right and presented well, it will sell, and most of the time it will sell quickly.  We just sold a cute little ranch in Waynedale (South/Southwest part of Fort Wayne) in 10 days.  Why did it sell so quickly?
1.  It was priced right.
2.  It was in a desirable area.
3.  It was presented well.  
Now, don't get me wrong.  We don't have this kind of success with all of our listings.  Some homes are a little tougher … (8 comments)

A few weeks ago Amanda and I went to meet some sellers in Fort Wayne to discuss listing and selling their home.  After we got the grand tour, we sat down at the dining room table to discuss the home selling process and what they should expect.  
After a half hour of discussion, it was time to talk price.  
The home was a nice ranch in Southwest Fort Wayne School District.  It appealed to the masses and in our opinion, would sell quickly for $130,000.  We recommended pricing it around $132-135,000 with the expectation of selling around … (15 comments)

I just read a blog over on Trulia where a Realtor was excited to start door knocking for business again.  He said he hadn't done it in over five years, but was anxious to get out there and get to work!  
I cringed.  
If I'm sitting in my dining room having dinner with my lovely bride, and I see somebody approaching my door...  I know this person is either:
1.  Selling something.  
2.  Selling something.

A big thank you to our local Fort Wayne area Board of Realtors® for putting this video out for us.  
As you can see, pending 2011 fourth quarter sales in the Fort Wayne MLS are up a whopping 19.2% from the same time in 2010.  At the same time last year, sales were down a whopping 30.7% from 2009.  OUCH.  
In the 2011 fourth quarter, the number of Fort Wayne homes for sale is down 1.6% from 2010.  
The bad news for sellers...  home prices in Fort Wayne are down 4.9% overall.

I got a call from a seller yesterday.  He asked the normal questions.  How much real estate did you sell last year?  How long have you been selling real estate in Fort Wayne?   Do you prefer to work with buyers or sellers?  What was the average days on market for your listings last year?  Plus a few others.  
 
I love interviews like this.  I didn't always.  I used to cringe at these questions when we were new agents, but now that we have 3 years experience, I welcome them.

I was having a very interesting conversation yesterday with an agent that has been selling real estate for a lot longer than I have.
She was telling me about the good ole days.  You know, the days when:
You would list a house in the morning and have a SOLD sign on it by that afternoon after multiple offers. 
Anybody with a pulse could get a mortgage.
Appraisals weren't an issue. 
The phones in the office were always ringing off the hook with more and more buyers.  
Sellers could pay for the buyer's down payment!

"Matt" called me a few weeks ago.  He said that he was tired of renting and was finally ready to buy.  I sent him to a lender and we were on our way.  
Matt was in his early 20s and needed his parent's approval.  He asked if I minded if they came along for the showings.

Amanda and I work with both buyers and sellers in the Fort Wayne area.  
Most of our buyers are ready and raring to go.  They have the down payment, they have done all of their homework, they are pre-approved and motivated to buy right now.  
Some of them aren't.  
Some of those that aren't ready to buy do have the down payment money saved up, they know they can afford to buy, they know that interest rates are low, inventory is up, and home prices are down...  
They just aren't quite ready.

Open houses don't sell houses.  They don't generate quality buyers very often either.  My opinion.  
Looking at houses is fun.  Most of the time.  Looking at bank owned properties with no heat in the middle of winter isn't fun, but I'll still do it.  
2012 will be our third year as Realtors.  Wow.  Time sure does fly!  I think I have 25% more grey hair now then when we started.  
I had a kid call me a few weeks ago and inform me that he wanted me to "audition" to be his Realtor (along with three other Realtors). … (10 comments)

Wow.  What a year!  
Amanda and I are incredibly thankful for the year we have had selling real estate in Fort Wayne.  We have been running non stop since around March and have barely taken the time to breathe.  
Historically the holidays have been a little slow for us, but not this year.  Our November has been jam packed with happy clients and closings, and December is going to be full of them too!  
That said...  it is time to slow down for a few days and stuff ourselves with turkey.

As full time Realtors® in Fort Wayne we work a lot of evenings and almost every weekend.  We realize that most folks with "regular" jobs can only see homes at these times so we try to stay flexible.  
One of our buyers called us a few weeks ago and asked if we could go see a few homes that night starting at 6:30.  She was pretty shocked when we told her no.

After looking at homes for sale in Fort Wayne for a few weeks our clients have it narrowed down and are ready to make an offer.  
After running a CMA we see that the home is priced very well and has only been on the market for seven days.  The other agent informed us that they have had four showings and will be receiving an offer or two that evening.
