It was one year ago today that Amanda and I decided to join Century 21 Bradley here in Fort Wayne, Indiana. Boy what a difference it has made! We came from a small and virtually unknown company to the #3 selling Century 21 office in the country. At first we didn't think it was going to be THAT much different. We were wrong. :) The staff - We have a full time staff here including a managing broker, an office manager, two folks in book keeping, and of course, the girls at the front desk that answer all of the calls. Right now, the Fort Wayne real estate market is on fire! Homes are selling quickly. Inventory is low. Buyers are still getting good interest rates and they are still out there buying. It's great! That said, price is still key when selling your Fort Wayne home. Just because inventory is low and homes are flying off the shelves doesn't mean that you can get away with over pricing your home. I'm not trying to sound like a broken record here... but if you are considering listing your home for sale in Fort Wayne, now is the perfect time. Yeah, yeah, yeah. I know. A Realtor telling you that NOW is the perfect time to list is like a car salesman telling you that it's the right time to buy a car, or a matress salesman telling you to "spring" on in because "this offer won't last!" I signed us up for ActiveRain way back in late 2008. I knew that we needed to be a part of a real estate community somewhere, so when I googled that phrase ActiveRain popped up, so I signed up and updated our account. At first I didn't really "get it." I wasn't consistent at all, and my blog topics ranged from asking newbie questions to getting attacked by a dog at an open house. Hey, at least I entertained myself with those posts! A few months ago I was showing homes to a brand new client over in Watersong Subdivision. This area has many new construction homes. New construction = New carpet. As we approached the first new construction home, we saw a note on the front door. PLEASE REMOVE SHOES. THANK YOU. One of my clients (who shall remain nameless) got a worried look on his face. 7. Write the offer contingent on your current home selling, but don't list your home until May 1st. 6. Write the offer for 90% of list price and ask for everything under the sun at the seller's expense. I'm talking home warranty, survey, closing costs, the kitchen table, the swingset, and the super duper set of ginsu knives. Oh, and ask the seller to pay for the entire closing fee and both title insurance policies, and reimburse you for the home ispection. Amanda and I have the pleasure of working with a super sweet couple that is relocating to the Fort Wayne area.
