 When working with seniors, hoarders, and people who either lived through the Depression, or watched their parents live through the Depression, you must be patient and plan ahead.
 One of the seniors I'm working with now is actually very intelligent, has numerous interests,and is a " collector." I knew from the start it would be hard for her to donate and/or throw items away. She has been in same house for 40+ years, and still has many items from 40+ years ago.

Many times it's the combination of factors that attract someone to a listing. I usually use cars as analogies. For example, if you have a car that you want to sell, and it's dirty, smells, has bald tires, foggy windows, back seat and trunk are full of junk, empty fast food bags, etc. and is priced at $5000.00. Then an almost idendical car is for sale a 1/4 mile down the street. It is clean and waxed, has new tires, new inspection sticker, clean glass, inside had been vaccumed and deodorized, the trunk is spotless and empty, no trash is visible … (5 comments)

 I've heard agents say for years that it's a waste of time to work from Thanksgiving through New Years. They claim the market is dead, there's no business, no one wants to move during the holidays, buyers don't want to intrude on families that are having company, etc, etc.
 I've even seen cases where listing agents have written in the "Remarks", No showings from X through Y. I've had sellers ask me if they should just take their house off market during holidays.

Well, it still amazes me how lazy and pathetic some listing agents are, and how clueless some sellers are. I had showed 1-5 properties per day 6 of the last 7 days. These homes were located in Haymarket VA, Leesburg VA, Aldie VA, Fairfax VA, Falls Church VA,and Sterling VA, with the majority being in Haymarket on Bull Run Mountain area, and Sterling. Buyer didn't want HOA and wants to stay under $400,000.00, and prefers 1/2 acre or more, although we did see some in Sterling Park on 1/4 acre lots. Seems like everyday I hear or read about some new technology that will make my life simpler, as long as I'm willing to buy it and/or sign up for a monthly subscription. Really, how much technology do we need to perform our jobs? Do I really need these new products and services?
