Dutchess County NY attached home sales
 
The Dutchess County attached home sales in August 2017 increased slightly over the same time last year by two sales.
At the same time, both the average and median price fell as shown in the chart below.
The number of days attached homes were on the market before selling improved significantly over last  August, these homes took twenty-three fewer days to sell.
Inventory fell to the lowest level in twelve years, at the same time purchase offers increased.
The absorption rate is now down to 3.60 months.

Dutchess County attached home sales update for May 2015 (Condos, Coops and Townhouse) showed a  decrease in sales of 23.5 percent, or 8 less units sold.
The average  sales decreased 6.3 percent and  the median drop was even more at 24 percent.
Days on market  saw a small  increase of .07 percent,  homes were on the market 1 additional day when compared to May 2014.
Inventory decreased 10.1 percent or by 37 units.  On the other hand Purchase offers increased by 24.2 percent or 8 more units.
The absorption rate was 12,73 months .

The number of homes sold in February came in 19.2 percent lower than same time last year, when there were 99 sales versus 80 this year.  It was also a reduction of  29.21 percent when compared to last month. At the  same time both median and average price rose.  The average was 20.9 percent higher  and the median 9.8 percent .  The chart below will provide additional information. n May 2012, 111 homes sold which was 23 less than this May. Days on market decreased by 10.9% to 139 days, and at the same time the purchase offer at the beginning of the month increased by 30.2 %

What was the break down of the homes sold? In May 90 of the 134 homes sold were priced between $35,000-$297,500

Dutchess County home sales and homes for sale Dutchess County home sales was up 13.4 percent over same time last year. Sales went from 97 to 110. At the same time there was a drop in both the average and median selling price. This year the average selling price was $298,553 which was 13.3 percent lower than last April when the average selling price was $344,390.

This is the first report for the new year and with this usually comes high expectations for the coming year.
During the month of January 88 single family homes sold, ranging from $50,000 for a short sale in Poughkeepsie to an 1820 estate for $1,225,000 in Clinton.  There was also the sale of a historic farmstead from 1733 for $1,200,000 in Red Hook.  Most of the properties sold were under $400,000, of the 88 only 16 were above $400,000.

Dutchess County market report for May when compared to May 2010 showed a decrease in the number of single family homes sold by 7.5%, going from  to 106 to 98.
Most of the homes sold were under $400,000, only 20 where above that mark.  The least expensive home went for $29,100 and was a foreclosure in the City of Poughkeepsie.  The most expensive was in the Town of Washington, a home on 50 acres that was almost 5000 square feet; this home went for $2,250,000.

September was another month in which there was a noticeable drop in the number of home sold although the inventory was still growing.   The days on the market was on the increase, properties in September remained on the market 11 days more than in August 08 and 13 more days than in September 07.

Most people when they hear the term affordable housing immediately think of housing for the homeless are for the very poor.  Many go so far as to say they don't want such projects in their neighborhood as it would attract the wrong crowd.
Yes this is a common misconception of what affordable housing is.
According to a report on the Metropolitan Statistical Area (MSA) as defined by HUD,  the Area Median Income for a family of 4  in the Poughkeepsie-Newburgh-Middletown NY MSA is $78,900.

In the single family detached category both average and median price fell which could be an indication that sellers are beginning to price their properties more in line with the market.  This has also resulted in a drop in the number of days a property stays on the market by 2.4 percent.
