Hyde Park is a historic town; and is the hometown of FDR. Because FDR Presidential Library is located here, the area see many visitors yearly from all over the world. Besides the FDR complex there is also Mrs. Roosevelt home Val-kill, the Vanderbilt Mansion and the Culinary Institute of America are other locations that see their share of visitors. This is the Hyde Park September report for single family detached homes. As you can see most of the sales were under $300,000. I suspect most of the 14 homes sold were purchased by first time buyers who wanted to benefit from the $8000 tax credit.

In January there were 4 sales, and 11 properties with accepted offers and another 6 in contract. In 2008 121 properties were sold with an average price of $220,128.00 and a median of $226,000.00. To match the sales number for 2008 117 more properties would have to be sold by the end of the year.

Hyde Park NY Real Estate Market Report December 2008 Hyde Park continues to be one of the more reasonable priced town; as you will notice most of the sales were in the 200's. It is encouraging to see there are presently 14 properties with offers and 3 fully executed contracts
