Well the spring selling season has started out with a bit of a thud in the Anthem Country Club real estate market.  The number of homes sold decreased versus April, the average sale price dropped too, and the days on market although decreasing slightly from April, is still far higher than a year ago. This combined with the list to sales price decreasing emphasizes the importance of sellers pricing their homes correctly from the onset. Overlooking one of the Community Park ponds toward the train station The Anthem AZ real estate market held firm through May.  Home sales decreased ever so slightly, but prices increased a tad.   The 12 month moving average sale price has dipped on a month to month comparison basis for the first time in several months, but is still up 9% year over year.  The number of homes on the market fell slightly to 268, up 96% over last year, continuing downward pressure on price.  Days on market also increased to 75,  90 days on market typically signifies a neutral market.  All of these factors, more supply, less demand put an increasing emphasis on price.  So … (1 comments)

WASHINGTON – New economic reports show that a speedier recovery of the housing market does not appear in the cards this year. Housing experts are dialing back rosier projections in favor of another ho-hum year, where home sales are flat and prices climb to make ownership less affordable.
The National Association of Realtors hinted this week that it’ll lower, perhaps as soon as Monday, its forecast for sales of existing homes. The Anthem AZ real estate market showed some signs of improvement in April.  Home sales increased, however prices declined.   The 12 month moving average sale price is still up by 11%.   The number of homes on the market fell slightly to 284, up 109% over last year, creating more downward pressure on price.  Days on market also decreased to 69,  90 days on market typically signifies a neutral market.  All of these factors, more supply, less demand put an increasing emphasis on price.  So pricing a home correctly from the outset is vital to getting it sold.

February showed some signs of activity picking back up in the Anthem Country Club. The number of homes sold was up over January, as was the average sale price. However, the days on market increased markedly as well, signifying that those homes that did sell in February had to endure the duldrums of the winter season. We are seeing a number of price reductions on homes as well as the reality of the market shifting slightly back in favor of the buyers has started to set in with sellers. The Anthem AZ real estate market picked up a bit in February.  Home sales increased, as did prices. The 12 month moving average sale price is still up but only by 2% now.  So we're continuing to see the price increases from year over year statistics narrow a bit, signifying a tapering in price increases.  The number of homes on the market increase to 286, up 70% over last year, creating more downward pressure on price.  Days on market also rose to 91,  90 days on market typically signifies a neutral market.  Price is once again king in the market.  Homes that are priced to meet the market are selling quickly, those that aren't are sitting.
