Part 3 of my Stanislaus County Farmers Market series is about the Modesto Certified Farmers Market. This market is held every Thursday and Saturday in downtown Modesto and runs from 7am to 1pm. This market has been existence for more than 30 years having been established in 1979. The market is held on 16th St between H and I streets.

Bank owned Sales - 96 which was 37% of all sales.
Short Sales - 61 which was 23% of all sales
Overall, distressed sales (Bank owned and short sales) made up 60% of all sales.

Stanislaus County Short Sale Agent And A DUI Check Point
On Saturday night while driving in Modesto Ca I noticed a sign warning of a DUI check point. The check point was not on the street that I was driving down so I didn't go through it. Not that I would have had any problem with that. Here in Stanislaus county DUI Check points are common especially on long holiday weekends.

Being a Stanislaus County Short Sale Specialist I am on the road a lot. One of my favorite places to stop into for a quick bite to eat while in Modesto is at Greens Market. Not only does Greens specialize in local organic and seasonal produce, but they have some great fresh baked goodies too. They also have a selection of hot foods to eat there or take with you.

One of the Jewels of the Central Valley and Stanislaus county is the Gallo Center for the Arts.
I have been to several events there over the last 4 years that it has been open. This past Friday night was one of the best. This was the Broadway Production of Beauty and the Beast.
This was a first class production with all the bells and whistles. (or is that Belles?) It was a packed house and everyone seemed to be having a great time. There were many young want to be Belles in the audience and I'm sure they had a … (0 comments)

Why wait another day? I mailed in my absentee ballot today. I figured why wait until next week? I believe that this is one of the most important things that we as citizens of this great country can do. Too many people do not vote and I think that is inexcusable.
I have been voting by mail now for a couple of years. It's the easiest thing in the world to do. No going out in the cold , snow or rain on election day. You just sit in the comfort of you own home fill out your ballot, put it in … (8 comments)

We as Realtors have been saying it's a great time to buy. If you read the paper or watch the TV news you may have a hard time believing that. If you believe the media you would think that every home owner in America is in danger of losing their home, they can't make the payments, and owe lots more than it is worth.
The truth is that the vast majority of homeowners in this country are NOT in foreclosure and are NOT about to lose their home! Of course this is not newsworthy. It's the bad news that sells papers. … (11 comments)

I saw this in the Modesto Bee this morning.
Having taken over the 23-unit Rosegate town house project at Rose Ave and Scenic Dr through foreclosure, First Interstate Bank was pondering whether to rent the units or try to sell them.
Was this the latest news of Modesto? No, this item was in the Yesteryears column. This was from this date 25 years ago.
My point is that real estate is cyclical and always has been. In my own personal experience I bought a house in the late 1980's for about $150,000. Within a year the value had gone down about $25,000. … (0 comments)
